The Property

On a cobbled street, inaccessible to motor vehicles thanks to a few steps, the neat but unassuming front of this cream-coloured terraced house gives little clue to the beautiful view that awaits on the other side. Entering through the front door and up a short, narrow flight of stairs, you find yourself in a long hallway which leads towards the master bedroom. This simple, rectangular room has some lovely floor tiling, but the real joy is the terrace and the panorama beyond.

Measuring about 10m2, this almost perfectly square space is open on two sides, with an uninterrupted view down green hillsides to the crystalline sea below. The ideal place to dine, relax or just soak up the sun from your very own sea-view house in Sicily.

This first floor also contains a single bedroom and a roomy living room with a little balcony onto the peaceful street below. Another staircase takes you up to the second level, where a beautiful kitchen has recently been installed. Modern fittings and hardwood cupboards are finished with some lovely tiles, and another balcony overlooks the road below, with a tiny sliver of sea view away to the left.

There is also another bedroom, an ample living room with a lovely sea view, and a compact bathroom with a mini tub.

Finally, on the ‘true’ ground floor (below the level of the street shown in the pictures and video, and not shown in either) is a 20m2 garage, offering plenty of storage for tools and equipment, as well as secure off-road parking.



Pollina is a beautiful hilltop village with incredible history. One of the oldest settlements in the Madonie hills, it was really put on the map by the construction of the Castello Ventimiglia in the twelfth century. Today a couple of thousand people call it home, sharing its tranquillity, traditional lifestyle and incredible views.

While many of the houses in its narrow, winding streets have remained in one family for many generations, there is a growing community of international arrivals. This external investment is thanks, of course, to its beautiful position and location within a twenty minute drive of Cefalù, but also owes some small part to our own championing of the municipality as one of our ‘best places to buy property in Sicily’ a few years ago. We have helped almost a dozen families make a new home or buy a place in the sun here in the past few years, and this burgeoning community speaks in glowing terms of the famous hospitality of the locals. It’s a beautiful moment at which to join the storied history of this medieval town.

Casa Peppino is right at the heart of Pollina, and within five minute’s walk from your front door you will find convenience stores, a bakery, a newsagents, bars and a lively trattoria. There is a pharmacy, a school and a fabulous outdoor theatre with an immense natural backdrop.

Three kilometres downhill in the sister town of Finale di Pollina are larger supermarkets, and a train station whose line runs from Messina in the east to Palermo in the west. The latter is Sicily’s beautiful capital city, with unique Arab-norman architecture, high class shopping and dining, and Falcone-Borsellino International airport. It’s just over an hour from Finale by car or train.

Attractions close to this fabulous sea-view house in Sicily include the fabulous hills and villages of the Madonie Natural Park, the picture-perfect seaside town of Cefalù and the Aeolian islands, a volcanic archipelago out to sea, clearly visible from Pollina on a sunny day.



Casa Peppino is ready to be moved into straight away, and is in good structural condition. Any work would be discretionary, although buyers will want to remember that incredibly generous subsidies continue to be made available for ecologically-responsible home improvements by the Italian government.
