Property Description

Huge Sea-view Estate in North Sicily; with Two Cottages and the Chance to Produce Your Own Wine and Olive Oil

Only 1500m inland at the eastern end of Sicily’s north coast, Casa Renato is a hillside property with great views, not only of the Tyrrhenian Sea but also the salt lakes of Marinello, a nature reserve six kilometres to the west. On the horizon are the silhouettes of the volcanic Aeolian islands.

The asking price includes a huge sea-view estate measuring about 10,000 m², about half of which is former vineyard waiting to be regenerated. In addition there are around 350 olive trees, and two small buildings. It also has the potential for the future owner to build a whole new home of 110m2.

The views are wonderful, the terrain lush and fertile, and the great unspoilt paradise of the Nebrodi Natural Park is right on your doorstep. This is a place where you can truly disconnect and lose yourself in complete peace and isolation.

The Property

The first building contains a stone-built kitchen, just renovated and decorated in a colourful yellow and blue tile pattern. Around 20m2, this L-shaped structure has a decorative roof with curved tiles, distinctive blue shutters on the windows and doors, and a huge dining table that can seat up to ten people. There’s also an external structure in wood, which will become a bathroom, and space for a bed if you need to fit one in there.

A stone’s throw away and slightly downhill, the second building is a bit larger at about 25m2.
It consists of a living room with a window and a French window and a small bathroom with a shower.
Both this and the kitchen building have lovely unobstructed sea views.
Fully plastered and ready for immediate use, it is heated by a fireplace.

The Schuco windows are almost new, fitted as recently as 2022.

Besides the vineyard and olive trees, there is also a wide range of fruit growing all over the estate.

Surroundings

From the asphalt street that borders the property about 300m of dirt road lead you to the two buildings. Although the short distance between the two crosses a neighbouring property a right of way is covenanted to Casa Renato, and this will be confirmed in the purchase contract.

Casa Renato is located 80m above sea level in a hilly region just east of the Nebrodi Park and north of Mount Etna. It’s beautifully rural, with great privacy afforded by the trees in its grounds, but you are also within easy driving distance of shops, bars and restaurants.

Furnari is just a kilometre up the road, a small town of 4,000 residents that has a couple of supermarkets. At sea level, just five minutes away, Tonnarella has a large marina, beautiful beaches and a train station which can take you east to Messina or west to Cefalù and Palermo.

The nearest major town is Milazzo, half an hour away by car, with 30,000 inhabitants. This has a hospital and also the port from which ferries depart to and from the Aeolian Islands. If you’ve never bathed and paddled on a black sandy beach, or taken a boat trip around an active volcano, this remarkable archipelago is a must-visit attraction.

Messina is fifteen minutes further on, the gateway to Calabria and the Italian mainland. The nearest airport is a little over an hour and a half away in Catania.

Potential

The whole estate of Casa Renato is classed as agricultural land, meaning that as well as the vineyard and the olive grove you can use it for any activity related to agriculture. The olives alone are a tidy business in their own right producing about 600l of great quality oil every year.

The house itself cannot be enlarged or demolished and rebuilt, but it can be renovated. The warehouse building can be renovated and could probably can be demolished and rebuilt if you wanted. The neighbouring plot of land means that it’s not possible to connect the two buildings.

The prime option, however would be the new build, where the size of the estate would allow you a house of approximately 110.00 m2, not even including verandas and a cellar. If you are inspired by the prospect, you’ll certainly want to check out our guide to building your own home in Sicily.

As well as helping you buy property on the island, we are also hugely experienced project managers, and have a proven track record of helping international buyers get the best value from their investment. Ask us about how this service can take countless variables and uncertainty out of your redevelopment or construction work.

A ruined building nearby is owned by a third party, but the seller believes that it may become available in the near future. Watch this space for news on the possibility of being able to expand this already huge sea-view estate in this beautiful rural region of Sicily.
