Property Description

Buy a Guest House in Sicily

Casale Tulipano is in fact two (potentially three) self-contained homes, built around a shared courtyard in the picturesque village of Locati in northern Sicily. With a practically perfect booking.com rating of 9.9 over the past two years, it would make the perfect solution for someone looking to move south and run a beautiful guest house in Sicily. Alternatively it could be the dream for a large family looking for a place to spend their summers with the grandparents, or even two or three couples looking to retire together in the Mediterranean sun.

Beautiful, atmospheric and expertly renovated as recently as 2018, the structure is built from typical local stone, quarried in the nearby Madonie hills. The signature feature is the courtyard, with its stone well framed by well-tended greenery.

Sold fully furnished and in impeccable condition at an attractive price, Casale Tulipano is both an attractive short term preposition and a sound long term investment.

The House

This beautiful property faces directly onto the village’s church square.

The front house is built on two floors. On the first there is a hallway from the main entrance, which leads to a dining room. Two modern, tastefully-furnished bedrooms each have an en-suite bathroom with shower. The second floor could be an independent flat in its own right, with a potential kitchen-living room, a double bedroom with bathroom and an additional room which can be reached via a small hallway.

The rear house is on a single floor, at the level of the courtyard. A spacious kitchen-living room connects to a pair of bedrooms, each with their own en-suite bathroom and windows onto the courtyard. This space has been beautifully and comfortably furnished, with details including under-floor heating. A skylight and the high ceiling, with exposed beams, guarantees light and a sense of space. It has a private entrance from a side street, directly into the living room.

A small storage room is accessible from the courtyard, useful for summer furniture and gardening tools, or perhaps as a shared utility room. The well is not only a decorative feature but practical, providing the property’s unfiltered water – for the toilet cisterns and garden irrigation.

The total living space is a very generous 291m2, with the courtyard garden covering 65m2. Most importantly, everything is in superb condition, renovated both recently and stylishly, using quality materials and incorporating the history of the building through details like exposed masonry and locally-sourced tiling in the bathroom and kitchen areas.

The property is furnished with a designer’s eye – you’d be hard-pressed to find a more beautiful guest house in Sicily – and includes everything you’d need to move in or lease the property the day you receive the keys (linen, kitchenware, washing machine, dishwasher, etc.). Both houses feature central heating and air conditioning, and fibre optic internet is available. The overall impression is cosy, welcoming and authentically Sicilian.

Surroundings

In the immediate vicinity of Casale Tulipano you’ll find a general store, a small bar and a butcher. For a bigger shop there is a centre 5km away, and in the nearby village of Bompietro (just 2km up the road) there is a nice pizzeria/restaurant. The A19 motorway which connects Sicily’s two main cities, Palermo and Catania, is only 5 min. away. 45 minutes’ drive will bring you either to the twin small cities of Enna and Caltanisetta (to the south) or the sparkling Tyrrhenian Sea and the famous beach resort of Cefalù (to the north).

Locati is in the southern foothills of the beautiful Madonie National Park, home to hundreds of rare and endangered species of animal and vegetation. The views in this area are superb, and the hilltop villages that dot the landscape have rich traditions of small industry and (of course!) cuisine. The ‘Tulip House’ takes its name from the fields of the flower in Blufi which have earned the area the nickname The Holland of the Madonie’.

20km to the east is the beautiful town of Gangi, which attracted international attention in 2018 when it offered houses for a euro. This brought a wide variety of ex-pats to the area, meaning you’ll have plenty of interesting new neighbours to get to know, but of course those houses were not in anything resembling the superbly renovated Casale Tulipano.

Potential of the Guest House

As mentioned before, this property is ready for immediate occupation and completely hassle-free. If you have dreamt of being your own boss in Sicily, the neat division of the spaces have made it the perfect B&B, whose loyal clientele would be delighted to be able to return.

If what you’re looking for is a second home which can generate income while you’re not around, we’d be delighted to help out, giving you the benefit of our huge network of connections from many years of managing properties like this beautiful guest house in Sicily.
