Property Description
Palazzo Fabian – One and Two-Bedroom, Renovated Modern Apartments in Sicily’s Beautiful Gulf of Palermo, Minutes from the Beach in the Picturesque Fishing Village of Aspra
Three hundred metres from the seafront of the small fishing community of Aspra, on the Gulf of Palermo and just a twenty minute journey from the centre of Sicily’s biggest and most interesting city, the redevelopment project of Palazzo Fabian is a wonderful opportunity to buy one of these completely remodelled and modern apartments in Sicily.
With renovation work already under way, advance sales are now available for flats ranging from 54 to 100 square metres on each of the four habitable levels of this five-storey apartment building. Delivery is scheduled for December 2025, meaning that the window of opportunity to customise your purchase is closing fast. However, if you are able to move fast on this offer, you will be able to personalise everything from the division of spaces to the decorative finishings.
The top three floors offer sea views, from the flat roof terrace and the wraparound balconies that open off many of the rooms in each apartment. With the lights of Palermo on the horizon, framed by the dramatic mountains that circle it and the twinkling blue waters of the Tyrrhenian Sea, you will be able to enjoy a sensational panorama by day or night. What’s more, the sunsets in this region are legendary, something the south west-facing structure gives you the perfect angle to enjoy.
The Property
The proposed division of space is into a range of one and two-bedroom apartments with a number of bathrooms to match. In the two bedroom designs, one of these bathrooms is en-suite to the master bedroom while the other is communal off a small entrance hall or passageway.
Each of the units will have its own balcony, with these ranging in size from 5m2 to 27m2. None of the proposed designs includes a separate kitchen, with more versatile living spaces preferred to make the most of the available space and give a fluid, familial sense to the apartments. In each design this living room has direct balcony access through French windows. In the two-bedroom flats each of the bedrooms also enjoys a balcony.
Decoration will be a neutral white plaster and wooden floorings, with windows and external shutters to match.
The Palazzo itself is a late twentieth century design, with a rusticated plaster exterior in grey and those distinctive rounded corner balconies, which feature a slightly unexpected touch of refinement in the form of decorative iron railings in dropped sections of the parapet.
The apartments will be delivered unfurnished, but with high quality fixtures including double-glazed windows and air conditioning throughout. The energy class is A1, and all floors are served by a communal elevator as well as a spacious, bright stairwell.
The asking price is €2000 per square metre, with the possibility of purchasing a private parking garage or storage space on the ground floor of the building.
Surroundings
Aspra is found on a beautiful stretch of coastline that runs from the cosmopolitan seafront of Palermo, with its green parks and pristine new Marina, past the sandy beach districts of Settecannoli and Ficarazzi, before curving north around the rocky headland of Mongerbino, Monte Catalfano and Capo Zafferano. We’ve written a whole guide to the region, if you want a full overview.
The fishing village of Aspra, first settled many centuries ago by the Arabs who once gave Sicily so much of its distinctive culture, is a lively community all year round. A lot of the real estate surrounding it is made up of holiday homes for wealthy Palermo residents who relocate out of the urban heat in the summer months, but Aspra itself is a very typical, active and close-knit little town.
You’ll have no difficulty finding bars, supermarkets, bakeries, pharmacies and more right around the corner. And the seafront, two minutes away, is beautiful. There’s a sandy beach and a deep promenade where crowds love to gather to enjoy a drink or gelato. In high season you’ll find music and events here.
Palermo is an endlessly fascinating, continually evolving city with a deep, complex history. You’ll find a world class opera house, a pristine new marina and a passionately-supported football team as well as a legendary street food culture and all kinds of night life. Our introduction to Palermo is sure to inspire!
The nearest train station is just 2km away in Bagheria, and this will bring you to the centre of Palermo in well under half an hour. The airport is a 45 minute drive, or you can take the train with a single change in the city.
Potential
It’s hard to find value in Aspra, because the bigger villas don’t change hands often and the asking prices for renovation properties in the village can be inflated by the location. These newly renovated, modern apartments in Sicily, on the other hand, are both hassle-free and affordable.
If you move fast, you will be able to customise almost every aspect of your chosen apartment. The plans shown are the current project, but if you would like to create a separate kitchen, enlarge the living room, add a home office or simply change the décor in the bathroom or the flooring underfoot, you only need to ask. Obviously this possibility won’t be around forever, though, so get in touch with our friendly, multilingual team today.
If you are open to transferring your residence to Sicily after the purchase, you will find that the island offers an extremely favourable tax regime to new arrivals from overseas. Whether you’re working freelance or employed, if you have a qualifying level of education or professional standing you can pay tax on just 50% of your income for the first five years. And if you’re thinking about retiring to the sun, pensions income is taxed at just 7%!
