It’s found just outside the traditional Sicilian town of Mistretta, on the eastern edge of the picturesque Nebrodi Natural Park, one of our favourite picks for top value real estate in Sicily. 400 metres above sea level it is cooled by a welcome breeze even in the hottest summer months, and the views on offer down the valley to the south and west are breathtaking. The little town of Castel di Lucio is lit up on far side of the horizon at night, and by day you can see almost down to the mouth of the Tusa river, nine kilometres to the north.

The newly-renovated Sicilian villa is in mint condition, not even lived in for more than occasional nights since the work was completed in early 2025. It’s in perfect condition, with absolutely no further work to be done.

As an added bonus, Villa Lucio is sold complete with all the fixtures and furnishings, exactly as seen in our photography and virtual tour save for some small personal effects. Also included are tools you need to maintain and cultivate the land, including a plough and everything needed to harvest the olives from the estate’s ninety olive trees.

The Property

A long loose gravel driveway winds down from the main gate through the first old olive trees, as the land drops away underneath the quiet road above. As you arrive at the house you first come to an elegantly paved patio which fronts the house and climbs up along the side, past the large garage.

The huge covered veranda flanks the house on two sides, an incredible sun trap with the very best of the home’s fabulous views.

The living room is modern and fluid, giving you over 40m2 of open space that has been furnished to create three distinct areas for cooking, eating and relaxing. A very cosy L-shaped sofa faces a large bookshelf, an open fireplace housed in a beautiful dark marble mount and a wall-mounted TV connected to a satellite dish outside. Ten people can eat comfortably around the twin dining tables, and there is a lovely hardwood dresser to store all of your crockery. The kitchen area is fitted in a reddish wood with oven, gas hobs, plenty of storage and a double sink.

Doors to the front and a French window at the side give you a dual source of natural light, while the electric lighting is evenly distributed thanks to recessed fittings. Everything is clean, stylish and user-friendly, with flooring in large ceramic tiles that are easy to maintain. The level is completed by a storage cupboard and a washroom with a WC.

The side door between the kitchen and the lounge area takes you to the side portion of the terrace, which has been partially enclosed to create an outdoor kitchen and dining table. You’ll love preparing a barbecue or pizza for friends and family and then sitting down to eat in the fresh hillside air.

A spiral staircase leads to the first floor, where the ceramic tiles underfoot are replaces by a warm and elegant parquet. The reddish wooden roof, a similar shade to the kitchen downstairs, slopes down across the upper storey, but you can walk freely almost everywhere.

A small landing opens onto a balcony overlooking the back garden, a family bathroom with a shower and the two bedrooms. The master is the larger of the two, with a wooden bed and matching chest of drawers and bedside cabinets. A six-door wardrobe in white makes a nice contrast. The guest room has twin iron bed frames and a dressing table with a lovely wicker trim. Both offer have stunning countryside views.

The property is totally fenced. And connections have been created to install a burglar alarm and CCTV system if you would like to. The main gate is automatic, and can also be opened remotely by mobile phone. The garage door only opens manually, but the 35m2 of space on offer is perfect both for indoor parking and storage. A little mezzanine loft has been created at the far end.

The window frames are all double-glazed with a thermal break. The walls are extremely thick, keeping the villa warm in winter and cool in summer. Besides the partially enclosed kitchen, a further section of the veranda can be partially enclosed with curtains, making the space usable even on rainy days.

Radiators have been installed throughout, but no boiler has yet been installed. Heat comes, rather, from the fireplace and a heat pumps on the first floor. The ground floor in the hall has the necessary connections to install a unit without needing to open any walls.

Water comes from a natural spring, giving you a continuous supply in abundance, and a 10,000 litre cistern insures you against any technical issues. Hot water is generated by an electric heater.

There is a cesspool for waste water.

Besides nearly ninety olive trees, you will also find all kinds of fruit trees on the two-acre estate. We found lemons. mandarins, oranges, citrons, mangoes, bananas, medlars, plums, apples, pears, pomegranates and mulberries – and honestly, there could even be others! Everything is watered by an automated irrigation system.

 

Surroundings

While the remote villa has three or four relatively near neighbours, those are the only houses within walking distance in any direction. The hills are green and wooded, not always densely but with enough olives and other trees to make the landscape fascinating.

The main road up from sea level is a stunning driving experience, with incredible sea views from its dramatic curves. Unfortunately the same can’t be said of the little lane that brings you the last 3.5km to Villa Lucio. While completely navigable it’s not in good condition, with potholes and parts where the asphalt has eroded away. This isn’t every metre, by any means, but it’s only right to mention. Perhaps it might be possible to ask for some of the worst bits to be filled as part of the purchase negotiations.

The little town of Mistretta is fifteen minutes away, with about 4,000 residents and all of the shops and services you’ll need. Twenty minutes is enough to get to the beautiful sandy beach of Castel di Tusa, and a little more brings you to the larger town of Santo Stefano di Camastra. Tourist haven Cefalù is a forty five minute drive west, about half the time it takes to reach Sicily’s vibrant capital, Palermo.

The nearest airports are each about two hours away, on the far side of Palermo or on the east coast in Catania.

 

 

Potential

Other than the option to install a boiler and security systems, there is nothing to be done to this lovely renovated Sicilian villa except to move in and enjoy it!

If you would like to bring the land registry completely up to date, there are a few updates which could be clarified. We would be very happy to put you in touch with the necessary professionals to help you with the task. The most important document, the Certificate of Habitability, will be issued before the sale is complete.

We were hugely impressed by some of the really spectacular olive trees on the property, a few of which are highlighted in our photography. While we’re not experts, we believe that if you wanted to recoup some of your investment on Villa it would be possible to sell a dozen of them individually for something around € 5,000.
