Luxury Sea-view Villa in Sicily, with Two-hectare Estate Overlooking the Aeolian Islands and Olive Grove
Villa Valeria, a huge detached home with wonderful sea views, is a four-bedroom, two-bathroom luxury sea-view villa in Sicily's north-west. Standing on a two hectare estate located on the outskirts of the town of Caronia, it's at the heart of the island's Tyrrhenian coast. The hills of the Nebrodi Park rise up inland, and tourist attractions like the seafront of Cefalù, the park of Mount Etna and the Aeolian islands are within easy reach.
With an interior area of 230 m², a garage, a garden and an olive grove, this is a magnificent property with great appeal. It could be a luxurious guest house or the perfect base for a family to embark on a new adventure in the simple and traditional world of the Sicilian countryside.
Despite its traditional appearance, the sturdy stone farmhouse was actually only built in 2009, but its adherence to traditional Sicilian style and its sturdy, earthquake-proof construction mean that it is sure to stand the test of time. The walls are up to 50 cm thick and offer a level of insulation that most modern buildings can often only dream of. Cool in summer and warm in winter, this is a fabulously inviting space.
The view from the house and the entire grounds is breathtaking, with the Tyrrhenian Sea clearly visible in the distance, less than two kilometres away. The Aeolians are clearly visible from all rooms. A private spring provides an unlimited supply of fresh mountain drinking water, and the lush green olive grove offers plenty of space to explore with friends and family.
If you like the style of decoration you see or want to guarantee a quick and easy move to Sicily, the seller is open to negotiations on all contents and equipment.
The Property
The ground floor is dominated by a large open space in which the kitchen, dining room and living room flow seamlessly into one another, separated only by a large Roman arch. The kitchen on the left is very spacious and offers large work surfaces, cupboards and a double sink. This complements the experience of cooking and eating with the rest of the family – you won't find a better example of Sicilian values reflected in architecture! A tiled backsplash runs where needed, and a modern extractor fan keeps the room cool and moisture-free.
Despite its size, this room is warm even in winter. A wood-burning stove provides a good source of heat, and the thick walls insulate the room. The floor is made of understated terracotta tiles, but we think a large rug would be the perfect accent to add a decorative and cosy touch to the room.
On the other side of the archway, where the front door is located and a wide staircase winds its way upstairs, is a large atrium that is currently somewhat under-furnished. A large chest of drawers or perhaps an antique coat rack would fill the space better and give it a little more personality. The doors are fabulous, made of sturdy hardwood, adding a touch of antiquity to this deceptively modern home.
To the right of the large entrance hall is a corridor leading to two double bedrooms, each offering magnificent sea views, and a bathroom beautifully decorated in maritime turquoise and white and featuring a modern shower. Upstairs, the layout of this wing of the house is identical, with the only difference being that the bathroom on this level has an elegant freestanding bathtub. The high ceilings are full of character, with exposed hardwood beams sloping gently without interfering with the standing area.
On this first floor, the large open space currently feels a bit cavernous, but with more furniture it would make a beautiful living room. The clever use of bookshelves, a larger dining table or a comfortable seating area could break up the space and create different zones. Light enters from three sides, with the west-facing wall featuring French doors leading to the terrace. The view of the Aeolian Islands and the surrounding hills is breathtaking.
A compact spiral staircase provides easy access to a storage space in the attic and another small terrace.
Directly in front of the house is a large garden ring and a terrace, as well as a surprisingly well-maintained lawn (which is not common in this part of the world!), cleverly planted with Mediterranean grass and dotted with small native trees and shrubs. A curved trellis forms an enchanting green avenue that gives the house a fairytale charm. The garage is a very generous 50m2 and, of course, outdoor parking in front of the house is almost unlimited.
The villa benefits from a private spring, which provides all the water you need for both domestic and agricultural use. All of the power and plumbing infrastructure is fully compliant with the relevant legislation.
Surroundings
Set on a twenty thousand square metre hilly plot, this villa with sea views in Sicily offers absolute peace and quiet. Around 170 olive trees characterise the landscape, but other plants are also found in abundance. There are many fruit trees, including various citrus fruits as well as pears, plums, hazelnuts, almonds and the unusual dog apple, popularly known as ‘Corbezzolo’ because of its seductive red fruit. Cork trees and a small grove of imposing oaks complete the property. Closer to the ground are wild mushrooms, including the delicious Amanita Caesarea, porcini and cardoncelli.
The Nebrodi Park, a natural paradise near the estate, boasts magnificent vegetation. Animals commonly found in this region include foxes, hares and porcupines, while the native Nebrodi black pig has given rise to a proud culinary tradition of excellent hams and salamis.
The nearest town is Caronia, a picturesque hilltop community whose roots date back to the fifth century BC. The modern town naturally has all the shops and amenities you would expect from a community of just under five thousand inhabitants. A little further away are the equally beautiful Madonie Nature Park with more natural treasures and the island's two largest cities, Palermo and Catania.
Potential
There is very little that needs to be done – or even could be done – to improve Villa Valeria. It is being sold turnkey and fully furnished, and is certainly ready to move into immediately. As a year-round home, it could perhaps benefit from additional central heating, and all the necessary connections are in place, although you will find that the large pellet stove and associated piping do distribute heat throughout the building with impressive efficiency.
Considering the abundant water from the private well on the property and the generous outdoor space, a fantastic swimming pool overlooking the sea below would be the perfect cherry on top of the cake.
The harvest from the olive trees yields 400 litres of high-quality organic olive oil every year. Once squeezed in a local press, this can be sold at a handsome profit, helping you cover the costs of the estate and giving you an immediate connection to the local community and economy. The water supply necessary to support the grove is completely autonomous.
The estate also includes a pair of small outhouses. One of these is completely dilapidated and would need to be rebuilt from scratch, while the other could be renovated. This would give you the capacity to host extra visitors, especially ones who would appreciate more private space and autonomy.
