The Property

Once inside, two flights of stairs bring you to the Appartamento Michele, which is the only apartment on its level.
Inside, a roomy entrance hall connects you to every room in the flat. Directly ahead of you is a guest bedroom, and then two large doubles occupy the northern and eastern corners of the building. Between these are two back-to-back bathrooms, one is fitted with a shower and the other with a bathtub. There is also a little storeroom. Every bedroom opens directly onto a balcony, which covers three sides of the building.
On the other side of the home, to the left from the main entrance, are the living room and kitchen-diner. The former is a real beauty - impressively large, and with dual exposition to the south-west and south-east. This guarantees a bright, well-ventilated space throughout the day, with the smell of the sea carried in on the warm Sicilian breeze. From one side of the connected balcony you can see the mountains behind the village; from the other, there is a partial view of the sea. There is more than enough room in this large open space to add a sofa bed if you need to host extra guests.
The eat-in kitchen, roomy enough to host long Sicilian lunches, connects through a pair of French windows to a deep section of balcony, giving you an outdoor dining area that you'll love throughout the long hot summers.
The patterned tile floors throughout the apartment complement the wall colours and the warm wooden trim on the ceilings, skirting boards, doors and windows, creating a cohesive aesthetic that helps the place feel designed and cared for. Radiators are installed and the ceiling height is a comfortable 3 metres throughout.
Up one more flight of stairs, the roof terrace is for the exclusive use of this apartment. It is a large open space, currently unfurnished, but with plenty of room for a pergola, outdoor kitchen, seating area or any combination of the three. By lowering the front parapet wall it would also be possible to open up a partial sea view.
Surroundings
Porticello is an abundantly traditional seaside community on the north coast of Sicily, where daily life still revolves around the fishing boats and the morning market. The marina is about 300 metres from the apartment and the nearest beach is around 650 metres on foot. The lovely inlet at Sant’Elia, with its colourful boats and timeless atmosphere, is just over a kilometre further along the coast.
A handful of restaurants, bars and everyday shops are within walking distance, and a supermarket can be found in nearby Santa Flavia, just a kilometre inland. Santa Flavia’s train station is also only a kilometre away, offering direct services to central Palermo in about twenty minutes. Head east instead and you can be in the beautiful medieval town of Cefalù or exploring the mountain villages of the Madonie in under an hour.
Overlooking both communities is the archaeological site of Solunto, the remains of an ancient Phoenician city on the hillside above. To the west, the slopes continue into the Monte Catalfano nature reserve, and the entire peninsula is ringed with hidden coves and rocky bays to discover on foot, by bike or by boat.
Palermo Falcone-Borsellino airport is about 45 minutes away by car.
Potential
The apartment is in sound condition but needs some updating. The wooden window frames can be restored or replaced with more energy-efficient models, and the heating system, electrics, both bathrooms and kitchen all need attention. A fresh coat of paint throughout would complete the picture. The asking price already takes this work into account, and a budget of around €30,000–40,000 should cover a comprehensive renovation of the key systems and finishes.
Given its generous footprint, there is an interesting option to divide the apartment into two separate units.
