Built in the 1990s but using traditional Sicilian craft techniques, Villa Marco has a pitched roof in terracotta tiles, exposed wooden beams and natural stone throughout. From here the views take in the full sweep of the Tyrrhenian coast and the Rocca that overhangs Cefalù. The Property
We enter the grounds of the villa through an electric gate and follow a private stone driveway, flanked by retaining walls in the same local stone, for about 300 metres until reaching the house.
Through the solid front door, the 85 square metres unfold across a single level: a living room, a bedroom, a separate kitchen and a bathroom. The living room is the most characterful space, with the exposed wooden beams described above giving the high ceilings an elegance that takes years to acquire. A large working fireplace and a built-in masonry bench create an atmosphere specific to the Sicilian rural tradition.
Beyond the living room, the kitchen is a masonry construction clad in hand-painted Sicilian ceramic tiles that are entirely in keeping with the character of the house. The bathroom is a good size and immediately habitable. Double-glazed wooden windows serve all rooms, with traditional external shutters throughout; the front door retains its original solid wooden shutters.
Stepping outside, a small separate stone storeroom extends the usable space. On its exterior, an outdoor kitchen with a built-in barbecue and a wood-fired oven makes a natural focus for outdoor entertaining. Inside the same structure are a utility room and a small room with bunk beds, too compact for a proper bedroom but a useful piece of additional space.
The terrace described above is paved in traditional Sicilian terracotta and large enough for an outdoor dining table; the bamboo pergola provides good shade through the warmest months.
The pool is above-ground, but roomy, in good condition and perfectly positioned to enjoy maybe the best view anywhere on the plot. The 3,600m2 grounds around the villa are predominantly natural, with Mediterranean scrub, two large maritime pines, a chestnut tree and some wooden structures and terracing that would benefit from light maintenance.
Rainwater collected from the large roof feeds a 60,000-litre cistern below ground. Electricity is connected at 6kW; the kitchen runs on mobile gas cylinders rather than a fixed line. Wastewater is managed by an Imhoff tank in the garden.
When Villa Marco was built by the current owners’ father, a formal planning permit was not obtained, which was far from unusual for rural Sicilian construction of that era. The current owners have since completed a comprehensive retrospective authorisation (sanatoria), and now all paperwork is completely in order.
Surroundings
The villa is five kilometres up the scenic road that winds through pines and green valleys towards the Sanctuary of Gibilmanna, a Marian pilgrimage site of considerable historical significance and one of the most rewarding excursions in the area. The road is lined with private residences set among Mediterranean woodland; the final approach to the villa involves a short track with a few tight bends, perfectly manageable in a standard vehicle.
Cefalù is ten minutes downhill. From a stone villa at 350 metres, entirely surrounded by natural landscape with no road noise and complete privacy, one of Sicily’s most celebrated medieval beach towns is the same distance as the average city commute. The Norman cathedral, the long sandy beach and the harbour introduced at the start of this listing are all within that ten-minute radius, as are the supermarkets, pharmacies and everyday shops that serve Cefalù’s permanent population.
This lovely stretch of the Gibilmanna road delivers a great balance: a location for your sea-view villa near Cefalù which blends countryside seclusion and the convenience of a landmark seafront just ten minutes below. From the property itself, no road noise or nearby activity is audible; neighbours are at a discreet distance and largely hidden by the natural vegetation. The altitude and a consistent sea breeze keep temperatures here noticeably more comfortable than on the coast, even in August.
Approximately an hour to the west along the motorway is Sicily’s bustling capital city, Palermo, whose international airport serves most European destinations directly. Cefalù’s own train station, in the town centre below, connects the coast to Palermo Centrale in under an hour, and the service continues east towards Messina.
Potential
The only obvious drawback of the property is the way that it's slightly limited by its single bedroom, and a new owner might be wise to explore a few ways of adding a second one, whether to afford their own guests privacy and space, or to increase its earning potential on the rental market.
Converting the current kitchen into a bedroom and moving the cooking area into the living room would cost around €10,000, inclusive of structural work and new fittings. A less disruptive option, making use of the high ceilings, is to install a mezzanine sleeping area above the existing bedroom for approximately €5,000. Neither option requires major construction, and this is certainly the first change we would make if we were buying Villa Marco for ourselves.
A buyer planning to use the villa all year round would probably appreciate one or two modern air conditioning units to supplement the working fireplace would be the most useful investment. The kitchen appliances are dated and would benefit from an update, but neither improvement is urgent for summer use.
