Casetta Marcella – Newly Built Wooden Chalet with Endless Countryside Views, a Turnkey House with Land near Agrigento
Casetta Marcella is a newly built wooden chalet in the countryside of Agrigento province, a few minutes outside the village of Montallegro. From its furnished veranda, a sensational view unfolds across olive groves, orchards and pastures all the way to the horizon, and wild sandy beaches are only a short drive down the hill.
Built from ecological timber and finished with great care, the house would make a wonderful summer residence or a peaceful bolthole in the winter months. This is the authentic Sicily of small villages and open landscapes, away from the flows of mass tourism, yet some of the island's most celebrated ancient sites are within easy reach.
Buying here is also a strategic investment in an area of the island that is growing fast, and a house with land near Agrigento lends itself naturally to holiday letting whenever you are not using it yourself. Montallegro offers small-town calm alongside the everyday essentials, and because it is such a small community, foreign retirees who settle here can qualify for Italy's lowest flat tax rate of just 7%.
Casetta Marcella is sold fully furnished. Only the artwork and a few personal affects will be removed from what you see in our photos and virtual tour. The all-important habitability certificate (certificato di agibilità) is already in place, too, so there is nothing to do but arrive, open the windows and settle in.
The Property
Casetta Marcella stands alongside a well-maintained provincial road, and a concrete driveway curves down past the house to the parking area. Its long, gently sloping chalet roof extends over a spacious wooden canopy at the front of the house, sheltering a paved terrace that comes already furnished with sofas for shady afternoons. From here the view takes in the surrounding fields, and a few steps to one side add a pleasant partial sea view, a strip of blue that reminds you how close the coast really is.
Inside, warm wooden walls and ceilings, exposed roof beams and large flagstones underfoot create the feel of a beautifully natural cabin, while elegant light fittings and a kitchenette in simple greys add a clear note of modernity. There is just over 50m2 of indoor space, around 70m2 once the veranda is included. The entrance opens onto a generous living room that flows into the kitchen, with beams and fittings left deliberately visible in the manner typical of the ecological construction mentioned above.
The sleeping quarters comprise a cosy double bedroom and a single room, both wrapped in the same warm timber as the living space. The modern bathroom is particularly well finished, with floral tiles that lend it style and a feeling of extra size.
Comfort has been considered for every season. The living area has 12,000 BTU air conditioning for the hottest days, while the new-generation windows and doors are double glazed and fitted with mosquito screens and external wooden shutters, so you can leave everything open to the evening air in peace. The kitchen runs on gas from a bottle kept in its own small store outside, hot water comes from an electric boiler and the internet connection is excellent. Water is supplied by a large 10,000 litre cistern, easily refilled by tanker for around €70 a delivery, and two external security cameras watch over the house while you are away. A certified Imhoff septic tank rounds off a well-considered specification for this house with land near Agrigento.
Surroundings
Casetta Marcella is completely private but far from cut off. The house stands at around 125 metres above sea level less than two kilometres from the coast, so the wild beaches mentioned above are five to ten minutes away by car, while Montallegro itself takes about seven. The village covers everyday needs, and the fuller range of supermarkets and services in Sciacca and Agrigento is around half an hour away in either direction.
This stretch of the south-west coast is one of Sicily's best-kept natural secrets. The countryside around Montallegro is bracketed by two protected reserves, with the WWF oasis of Torre Salsa on one side and the mouth of the river Platani on the other. Torre Salsa alone offers six kilometres of dunes, white cliffs and deserted sands where loggerhead turtles still nest. The beach at Siculiana Marina, a favourite among locals, is a quarter of an hour from the door, and the medieval centre of Siculiana is just as close. The land here has pedigree too, falling within the production zones of the DOP Ribera orange and the DOP Raffadali pistachio.
The dazzling white cliffs of the Scala dei Turchi are under thirty minutes from the door, and the ancient sites mentioned earlier begin with the Valley of the Temples at Agrigento, only a little further along the same coast. Sciacca rewards the trip west with its ceramics and thermal waters. When it is time to fly, the airports at Palermo, Trapani and Catania are all roughly the same driving time from the house, with Palermo the easiest of the three to reach thanks to the fast state road that runs directly across the island.
Potential
With the house itself complete, the potential is all in the land, which extends to 5,800m2 in total. The ground immediately around the chalet is generous, level and recently cleared, usable from day one, while a long strip in front of the house drops away by about three metres and is currently left wild. This lower section is a natural canvas for a project of your own, whether a series of terraces, a small olive grove or a Mediterranean garden, and a custom entrance gate with perimeter fencing would complete the picture.
