It is a bright, flexible space with two separate doors opening onto a wrap-around balcony running along two sides of the house. From here, the outlook extends across the rooftops of Caltavuturo towards the surrounding mountains.

Beside the stairs is a short corridor leading to a long, narrow ancillary room. At present, it is best suited to storage, although it could potentially be adapted as a laundry or utility area as part of future improvements.

The second floor contains the principal bedroom, a generous double room with air conditioning and plenty of natural light. A small landing connects the bedroom to the bathroom and the upper balcony. The bathroom was renovated around four years ago and is in good condition, with a shower enclosure, WC, bidet and basin.

The upper wrap-around balcony mirrors the one below and provides the best views in the house, looking over the village rooftops and towards the Madonie landscape. The existing windows and balcony doors appear to be in good working condition, while the house as a whole feels usable and habitable rather than unfinished.

Surroundings

Casa Gisella sits in the centre of Caltavuturo, making everyday life remarkably easy on foot. The main square, nearest café, bakery and pharmacy are all around four minutes away, while a supermarket and restaurant or pizzeria can be reached in roughly five minutes.

The town lies directly beneath the Rocca di Sciara, the dramatic limestone outcrop that dominates the local skyline. The start of the walking trail is around fifteen minutes from the house on foot, or just a couple of minutes by car. The ruins of Terravecchia Castle are even closer, at roughly nine minutes’ walk, making the surrounding landscape part of daily life rather than something reserved for occasional excursions.

Caltavuturo itself has the sloping streets and compact layout typical of an old Sicilian hill town, and street parking can generally be found nearby. The A19 motorway junction is around sixteen minutes away by car, giving access towards Palermo and the northern coast.

Campofelice di Roccella and its beaches are around 39 minutes away, while Cefalù can be reached in approximately 54 minutes. Palermo is just over an hour away by car, and Palermo Airport around an hour and a half. 

Potential

Casa Gisella’s appeal lies in the fact that it does not need to become a major building project before it can be enjoyed. The house is currently habitable, and the recently renovated upper bathroom, fitted kitchen and usable bedrooms mean a buyer could focus first on the more important technical improvements and deal with cosmetic work over time.

We recommend completely renewing the electrical system and carrying out a thorough review of the plumbing. The staining visible on the first-floor ceiling relates to an old leak from the bathroom above, which has already been repaired, so the remaining work is primarily decorative. The property does not currently have the Italian certificate confirming that a building is formally approved for occupation. However, the house itself has been legally regularised through retrospective building approval. Buyers should factor the missing occupancy certificate into the purchase process and take appropriate legal and technical advice before proceeding.
