Plot Giuseppe is a 12,296 m² olive grove near Collesano, Sicily, with hill views and paved access. A preliminary building scenario envisages a house of around 123 m², subject to planning confirmation.

A Peaceful Olive Grove with Hill Views and the Potential to Create a New Home Near Sicily’s Northern Coast

Set among the rolling hills between Collesano and Sicily’s northern coast, Plot Giuseppe offers the space to imagine a country home surrounded by centuries-old olive trees. The land extends to more than 12,000 m², with open views across the countryside, a peaceful atmosphere and a good asphalt road leading directly to the gate.

This is a place for anyone who dreams of waking up to greenery, spending long afternoons outdoors and perhaps producing olive oil from their own trees. There is no direct sea view, but the coast is within easy reach, as are the shops and services of Collesano and Campofelice di Roccella.

Part of the land is agricultural and part is designated for seasonal residential development. Based on an initial calculation, a house of approximately 123 m² is the scenario we propose to explore first. The planning route and the possibility of counting the entire plot at the agricultural building ratio still need to be confirmed with the relevant authorities.

The Property

Plot Giuseppe slopes across a hillside at approximately 390–430 metres above sea level. Its views stretch over the surrounding fields and hills, creating a setting that feels immersed in the Sicilian countryside.

The mature olive trees are one of the property’s most attractive features. Their broad canopies provide shade, while their age and character give the land an established beauty that cannot be recreated overnight. They also offer the opportunity to produce your own olive oil: according to the information available to us, a favourable harvest could yield a few hundred litres, although production will vary according to the season and the care given to the trees.

There are also wild olive trees, almond trees, wild pears and other fruit trees scattered across the property. With thoughtful landscaping, these could be retained around a new home to create a garden that feels naturally connected to its surroundings.

The road is asphalted and in good condition as far as the entrance gate. An internal driveway would need to be made, but the existing access is an advantage, both for day-to-day life and when bringing builders and materials to the site.

An electricity pole stands on the land, providing a nearby point from which to arrange a connection with the network operator. For water, the intended solution would be to drill a well. Reeds growing in parts of the property suggest moisture in the ground, although the presence, depth and yield of a suitable water supply would need to be established.

Surroundings

The neighbouring property is a riding school, and the area has a quiet rural character, with agricultural land and a scattering of homes nearby. It is a setting where you can enjoy privacy and fresh air without feeling completely isolated.

Collesano and Campofelice di Roccella are both close enough for everyday shopping, cafés and services, while the beaches of the northern coast are within easy reach. The position is ideal for those who want to enjoy Sicily’s countryside while keeping the sea and local life close at hand.

International buyers have already chosen this area to create their own homes. One example is Wolfgang’s project in Collesano, where Property in Sicily worked with its professional team and trusted construction partner Conigliaro Building to help turn a plot of land into a villa with a swimming pool.

Potential

Plot Giuseppe offers two possible avenues for a building project. Approximately 7,847 m² is agricultural land, while around 4,449 m² falls within C3 seasonal residential zoning.

The first avenue is to explore a house based on the agricultural building ratio. Applying the ratio of 0.03 m³/m² to the entire 12,296 m² property gives 368.88 m³, equivalent to approximately 123 m², using an assumed calculation height of three metres. This provides a concrete starting point for a project, but the municipality must first confirm whether the C3 portion can also be counted in this calculation and whether the proposed dwelling meets the requirements for agricultural land.

A house of this size could be designed with three bedrooms, two bathrooms, a comfortable living area with kitchen and a laundry room, depending on the final layout. Outside, terraces, a pool and parking could be incorporated into the design, subject to the applicable approvals.

The second avenue is to investigate the additional potential of the C3 portion. This may allow a larger project, but the planning rules provide for an approved subdivision plan, or piano di lottizzazione, before development. The rules refer to a minimum intervention area of 10,000 m², so the practical arrangements for this property, including whether neighbouring land would need to be involved, must be established with the municipality.

For a project following the C3 subdivision route, an initial estimate would be around one year for the subdivision procedure and a further year for the building permit, followed by approximately one year for construction. These are indicative timescales and depend on the project and the authorities involved. You can read more about the process in our guide to building your own house in Sicily.

A professional report dated February 2026 concludes that the property does not physically fall within woodland or its associated buffer zone. The landscape protection recorded in the planning certificate remains relevant to the design and approval process.

Building Your Home with Confidence

To protect the buyer, we would propose making the purchase offer conditional on obtaining the building permit for the agreed project. The offer would specify the conditions, deadlines and treatment of the deposit, including its return if the permit condition is not fulfilled in the circumstances agreed by the parties.

This approach allows the planning process to be addressed before the purchase is completed. The buyer should nevertheless budget for the design, technical studies and application costs needed to seek the permit; these costs would generally remain payable even if permission were not obtained. The deposit arrangements and any other potential costs would be set out clearly in the offer.

For an illustrative house of approximately 123 m², we suggest a preliminary construction budget of €2,500–3,000 per square metre for the finished house, depending on specifications and finishes. This gives an indicative construction cost of €307,500–369,000. A swimming pool, outdoor areas and parking could require a further €50,000–80,000.

Professional fees, planning charges, purchase taxes and costs, the well, utility connections, wastewater treatment, any retaining works and a contingency allowance must also be considered where they are not included in the contractors’ quotations.

Property in Sicily can help bring together the professionals needed for the project and provide local support through the planning and construction stages. You can read more about our services and see the experiences of other buyers on our testimonials page.

Frequently Asked Questions about Plot Giuseppe

How much can I build on Plot Giuseppe?
+

The initial scenario is a house of approximately 123 m², calculated by applying the agricultural ratio to the whole property and assuming a three-metre calculation height. This depends on the municipality accepting the inclusion of the C3 land in that calculation and on the proposed home meeting the requirements for agricultural zoning. The final permitted volume and usable floor area will be established through the project.

Could I build more using the C3 portion?
+

Potentially. The C3 portion has a higher building ratio, but the municipal rules provide for an approved subdivision plan before development. The required intervention area is 10,000 m², so it must be determined how a qualifying plan could be formed and whether neighbouring owners would need to participate. A preliminary allowance is one year for this procedure and a further year for the building permit, followed by construction.

How much would a new villa cost?
+

For a finished house of around 123 m², allow approximately €307,500–369,000, based on €2,500–3,000 per square metre. A preliminary allowance for a pool, outdoor areas and parking is €50,000–80,000. Professional fees, approvals, taxes, connections and other site-specific costs need to be assessed separately.

Who can help me obtain the permissions and build?
+

Property in Sicily can help you assemble a team of local professionals and provide support through the planning and construction process. We have assisted buyers with similar projects, including Wolfgang’s villa in Collesano, realised with Conigliaro Building.

Can I use the finished house as a residence or for holiday rentals?
+

The aim can be either a private home or a property used for holiday rentals. The permitted use must, however, be confirmed through the approved project and planning conditions, particularly given the distinction between agricultural and seasonal residential zoning. Any rental activity would also need to meet the applicable registration and operating requirements.
