Appartamento Leonardo is a bright, three-bedroom apartment on the top floor of a small residential building in Porticello, near Palermo. It has two bathrooms and two balconies, one with a glimpse of the sea. The harbour, beach and everyday services are within walking distance.
A Spacious Three-Bedroom Apartment with Two Balconies in Porticello
Appartamento Leonardo is a generous family home on the top floor of a small residential building in the fishing village of Porticello. Its large rooms and separate living and sleeping areas provide space for everyday life, visiting friends and family, or a comfortable holiday base.
Palermo is approximately 20 km away. Trains from nearby Santa Flavia, the municipality to which Porticello belongs, reach Palermo Centrale in around twenty minutes, depending on the service. The city’s cultural life, restaurants and employment opportunities are therefore within reach, while life in Porticello follows the quieter rhythm of the fishing harbour.
We know the village well, with one of our offices based here. It is an active community throughout the year, and bakeries, butchers, bars and supermarkets are within walking distance of the apartment. The harbour and beach are close by too.
With three bedrooms and two bathrooms, the apartment could suit buyers moving to Sicily, including those who need regular access to Palermo. It could also serve as a holiday home, with the option of exploring rental use during periods of absence.
Built in the 1980s, the apartment has been carefully maintained and is in good general condition. It is sold unfurnished. Before occupation, the electricity supply will need to be reactivated; larger refurbishment works can be planned according to the buyer’s preferences.
The Property
The building stands on Via Imboccari. Its façades have recently been restored and present well. Inside the apartment, windows and balconies on two sides bring natural light into the rooms and allow cross-ventilation.
The entrance opens into a long central corridor, currently painted yellow, from which the rooms are accessed. Decorative floor tiles typical of the 1980s have been retained throughout much of the apartment, giving the interiors a consistent character.
On the left, the living room has ample space for sofas, a television area and, if desired, a dining table. French doors open onto the south-east-facing balcony, which is also accessible from the main bedroom. There is room for a small table and chairs for breakfast or lunch outside.
Across the corridor, the kitchen is similarly spacious, with room for fitted units, appliances and a dining table for six. It opens onto the second balcony, facing north-west. Between the neighbouring buildings, this balcony offers a distant glimpse of the sea.
Beside the kitchen is a well-kept bathroom with a shower enclosure, conveniently positioned for the living areas.
A door across the corridor separates the sleeping area from the rest of the apartment. Here there are two generous double bedrooms and a third, slightly smaller room that could be used as a single bedroom, child’s room or study.
The main bathroom has a bathtub, basin, WC and bidet. A separate storeroom provides space for luggage and household equipment.
The apartment is connected to mains water, with a shared reserve tank in the building’s basement. When the local supply was less regular, the current owners also installed a private reserve tank on one of the balconies, where there is a laundry sink.
According to the information available, the mains supply now fills both tanks reliably. The apartment is connected to mains drainage. An electrical installation is present, but the electricity supply is currently switched off and must be reactivated with the provider.
Surroundings
Porticello is a fishing village within the municipality of Santa Flavia, on the coastal stretch around Capo Zafferano. Its waterfront combines working harbour activity with places to walk, sit and eat beside the sea.
A few minutes from Via Imboccari, the landscaped seafront park at Piano Stenditore provides an outdoor meeting place for families and space for a morning walk or workout. The harbour, piazzas and family-run bars remain part of the village’s everyday Sicilian life.
Along the coast, Sant’Elia has a sheltered inlet and small fishing boats drawn up near the water. Further destinations include the headland of Capo Zafferano, the beaches around Santa Flavia and the rocky coastline of Mongerbino.
Above the village, the archaeological site of Solunto and the trails of Monte Catalfano offer opportunities to explore the landscape, with views across the surrounding gulfs.
The historic villas of Bagheria are a short drive inland. Santa Flavia station also offers direct trains east towards Cefalù, with some journeys taking less than an hour.
By road, Termini Imerese is approximately 25 km away. Palermo’s Falcone-Borsellino Airport is around 50 km away, with a driving time of approximately forty-five minutes to an hour, depending on traffic.
Condition and Optional Improvements
Appartamento Leonardo can be personalised gradually. Walls and ceilings are in generally satisfactory condition, and repainting would refresh the interiors without changing their layout or original floor finishes.
The kitchen’s air conditioner is old and needs replacing. As it is currently the only unit in the apartment, installing heat pumps in other rooms would be a practical way to introduce both summer cooling and winter heating.
The wooden windows are single-glazed, with external shutters, and are described as being in working order. Replacement with suitable double-glazed units could be considered later to improve thermal and acoustic insulation.
A more extensive refurbishment could include a new kitchen, an updated main bathroom and improvements to the installations. The scope can be adapted to the buyer’s intended use and budget.
The three bedrooms and two bathrooms also make the apartment worth considering for holiday or longer-term residential rentals, subject to the applicable requirements. Holiday rental income could contribute towards running costs, although results depend on demand, pricing, operating costs and management.
Our sister company Solemar Sicilia can advise on holiday rental management and the practical arrangements involved.
