Appartamento Angelo is a renovated first-floor apartment in Collesano, Sicily, with three bedrooms, two bathrooms and balconies overlooking the Madonie hills. It has a fitted masonry kitchen, air conditioning and central heating, with shops and everyday services close by.
A Renovated Three-Bedroom Home with Views over the Madonie Hills
Appartamento Angelo is a bright, welcoming home on the first floor of a small, fully renovated building in Collesano. It stands near the southern edge of town, on the main road into the centre and just around the corner from the high street.
At street level, a traditional Sicilian bar provides a convenient stop for a morning coffee and cornetto, as well as a natural way to get to know the neighbourhood. The floor above the apartment houses the studio of the architect who oversaw the renovation.
Inside, the apartment has three bedrooms, two bathrooms and a generous living and dining room. Large windows on two sides bring in natural light and allow cross-ventilation. The kitchen occupies its own space directly off the living area.
Collesano has an established international community, with residents from France, Switzerland, Britain and the United States among its approximately four thousand inhabitants. Our team knows the town well and has written a guide to Collesano. We can also help introduce buyers to local life and some of their new neighbours.
The town has a strong connection with the historic Targa Florio road race and has revived its tradition of handmade majolica ceramics. These local traditions sit alongside a friendly, everyday community.
With three bedrooms and a school nearby, the apartment could suit a family buying a home in Sicily. It would also work as a second home, with the beaches of Cefalù around half an hour away and Palermo approximately an hour’s drive away, depending on traffic.
The renovation is complete, so the new owner can concentrate on settling in rather than organising building work.
The Property
A wrought-iron and glass entrance door brings daylight into the building. The staircase is finished in veined anthracite marble with a contemporary stainless-steel handrail, while windows along the stairwell keep the shared entrance bright.
The apartment’s front door opens directly into the living and dining room. Large grey floor tiles give the space a clean, contemporary appearance. There is room for a generous sofa and television area at one end and a dining table at the other.
Windows on two sides overlook the street, and a long balcony extends from the living room, with views over the surrounding hills and countryside.
The kitchen opens directly off the living area. Built in the traditional Sicilian masonry style, it has a marble worktop and a breakfast bar facing the greenery and mountains. There is also room for a round table for everyday meals.
To the right of the living room, a corridor leads to a practical laundry room with a tumble dryer, a large built-in cupboard, a sink and a small window.
< p>Across the corridor is the main bedroom, which has its own small balcony. A fitted walk-in wardrobe leads through to the en-suite bathroom, equipped with a walk-in shower.
On the other side of the apartment, a corridor with narrow-strip parquet flooring leads to two single bedrooms and the family bathroom. One bedroom opens onto a balcony. The smaller room is currently decorated in bright colours for a child, but could easily be given a different character with a new colour scheme.
The family bathroom is finished with white ceramic surfaces and a wooden ceiling. It has a shower enclosure and a bidet.
The balconies have marble finishes. Air conditioning provides summer cooling, while central heating supports year-round use.
Surroundings
Collesano lies in the green lower hills of the Madonie, within the landscape of the UNESCO Global Geopark. Mountain peaks rise to nearly 2,000 metres, with opportunities for walking, cycling and horse riding. Piano Battaglia also offers seasonal winter sports when conditions allow.
Nearby villages such as Gratteri and Pollina provide further destinations for exploring the area and enjoying local food.
In Collesano itself, the Targa Florio Museum celebrates the town’s motorsport history. Local food traditions include honey, ricotta and cucciddati, the fig-filled biscuits associated with Christmas. Majolica production and the historic castle add to the town’s cultural character.
The apartment is in a green area near the southern edge of town. The high street is just around the corner, with a pharmacy, bank, town hall, bars and shops. The nearest supermarket is approximately 300 m away, and a school is close by.
The sandy beaches of Campofelice di Roccella and Lascari are around twenty minutes away by car. Campofelice station provides rail connections along the coast towards Palermo and Cefalù.
Palermo Airport is approximately an hour and a half away by car, depending on traffic.
A Permanent Home or a Base for Longer Stays
With the renovation already completed, Appartamento Angelo offers a straightforward starting point for buyers planning a new life in Sicily. The three bedrooms provide flexibility for family life, visiting relatives or a room dedicated to work.
As a second home, the apartment has space for friends and family to join you, while the town’s international community offers opportunities to build connections beyond the holiday season.
Retirees considering a move can also read our introduction to relocation tax incentives. Whether a particular scheme applies depends on personal circumstances and the relevant eligibility requirements; the town’s size alone does not establish entitlement.
Our Welcome to Sicily service can help with the practical arrangements of moving and settling in, including coordination of local administrative tasks.
Our team knows Collesano and its community and can introduce buyers to local professionals and tradespeople for ongoing support.
