Although the light roof timbers and green countryside views make this feel like a mountain chalet you can also enjoy sea views. It offers 92 m² of bright internal space, plus two balconies.
The primary space is an open-plan kitchen, dining and living room that opens onto a sea-view balcony, from which you can see the Aeolian islands on clear days. In addition to this you'll find two bedrooms, a bathroom, a store room and a spacious attic. From the master bedroom a second balcony looks out on green hills and rolling countryside, a far greener landscape than many people imagine when they think of Sicily.
The nearest beach, at the picturesque Santo Stefano di Camastra, is just twenty minutes away by car. If you want to travel a little further, the much-loved Norman beach town of Cefalù can be reached in about 45 minutes. Either way, you have the option to enjoy a morning on the sand and still find yourself back home in the cool of the hills for lunch.

The Property
The block of flats makes a very positive first impression, with a neat driveway leading to a front door framed in rather grand decorative stone trim. Inside, the communal areas are smart and well-maintained. A polished marble staircase leads up to the third floor – you should be aware that there is no lift.
Appartamento Lucio itself opens onto a corridor, and immediately to your left is that bright and welcoming kitchen-living room. While not enormous, the space has been very well used with a comfortable sofa, dining table and fully equipped kitchen. Your gaze is immediately drawn to the French window opening onto the balcony, from which you can enjoy a view over the town's nearby rooftops, past the verdant surrounding countryside and down to the Tyrrhenian sea on the horizon.
At the far end of the corridor is the master bedroom. This is the other signature space of the home and, like the kitchen, the highlight is the full-length window and the balcony beyond. This one looks directly onto a grassy hillside, the view completely uninterrupted by any other buildings. It will be a fabulous sight first thing in the morning. The room has been furnished with an iron-framed bed, chest of drawers and wardrobe.
Along the way, you will have passed the guest bedroom, a single with a very generous wardrobe and mountain view. The brand new bathroom has freshly mounted tiles, box shower and WC, and the practical storage room is more than big enough to hold your cleaning supplies and heavy coats.
The attic space overhead is not habitable, but will give you all the storage you could need for suitcases, seasonal clothing and bigger items. This is accessed by a neat foldaway staircase stored in the door, dropping down into the main hallway. If you plan to rent the property out while you're not using it, this would be an invaluable secure storage option for your personal items.
Throughout the apartment the finishes feel designed rather than assembled. Large floor tiles are paired with matching ceramic skirting, and the doors and windows follow the same neat, coordinated style. Overhead in the hallway, guest bedroom and bathroom, exposed light-toned roof timbers lend the home a chalet character, just what you want this high in the mountains. All the windows are double glazed, which helps with warmth in winter and quiet all year.
Heating is independent, with radiators already installed in every room. This apartment in the Nebrodi is a true year-round home which will be comfortable in every season. The boiler currently runs from gas cylinders, but the building is already connected to the town's mains gas network, so the apartment could be connected to the main if you find your consumption is high enough to justify that. Water comes from the municipal supply, supported by a storage cistern of about 1,000 litres, and waste water drains to the town sewer.
There is no air conditioning in the bedrooms, but the elevated position and natural ventilation keep the rooms fresh through the Sicilian summer. The building contains just four homes in total: one on the first floor, one on the second and the two apartments at the top.
Surroundings
Shops, supermarkets, bars, restaurants and pharmacies are within walking distance of this mountain apartment with sea views, so daily errands happen on foot. Mistretta is home to about four thousand people, a friendly little community that keeps busy in every season.
It is also one of the most distinctive towns of the Nebrodi. The streets are lined with stone palazzi, churches and fountains, and the old centre is considered among the best preserved in this part of Sicily. Traditions here remain authentically Sicilian, and the town has its own museums devoted to local wildlife and rural life.
Arriving from the coast, you leave the motorway that links Palermo and Messina at Santo Stefano di Camastra, the ceramics town mentioned earlier. From there a well-kept scenic road climbs steadily into the hills, through woodland, pasture and glimpses of the Tyrrhenian below.
Mistretta stands inside the Nebrodi Park, Sicily's largest protected area, so walking country begins at the edge of town. Lake Urio Quattrocchi and Serra Merio are both close by, and longer excursions lead deeper into some of the greenest landscapes on the island.
Palermo is about an hour and a half away by car and Messina roughly an hour and three quarters. For flights, the airports at Palermo and Catania are roughly equidistant from Mistretta, so you can simply choose whichever offers the better connection.
Potential
With nothing to renovate and no installations to replace, the potential of Appartamento Lucio lies entirely in how you use it. Even as a second home it is temptingly affordable at this low asking price.
