Casa Aldo is a historic home in Via Mandralisca, at the heart of Cefalù’s old town. The town’s Arab-Norman cathedral, part of a UNESCO World Heritage Site, is just a few steps from your front door, and the beach is less than five minutes’ walk away.



Around 95 m² of space is divided between the furnished first-floor apartment and a storeroom below, each with its own separate entrance. Upstairs, the living room has a vaulted ceiling, while exposed wooden beams add to the character of the house. Smooth plaster keeps the rooms bright while setting off details of the original masonry.



Downstairs, the storeroom is shaped by a series of ancient stone arches. It is registered for storage use. Limited openings and natural light may prevent a change to residential use, so conversion should not be assumed.



Despite its popularity with visitors, Cefalù has kept its authentic Sicilian character. With golden sands below and the Madonie mountains rising behind, it is one of the island’s most sought-after locations. In the old town, many families have lived in the same streets for generations.



Casa Aldo would make a welcoming pied-à-terre for returning to Sicily and hosting friends and family. During periods when you are away, the apartment could also be used as a holiday let.



The apartment upstairs is furnished and in regular use, so you can start enjoying it straight away. A future refurbishment could improve its comfort and finish while bringing out the building’s historic features.



The Property



A shared staircase leads into the historic building and up to the apartment’s front door on the first floor. You enter directly into the kitchen, a cosy space with a tiled splashback behind the sink. At the far end is the bathroom, which has a shower cubicle.



To the right, the living room opens beneath the vaulted ceiling and accommodates a dining table and sofa. A distinctive detail is the wooden bookshelf built into a stone-framed recess, showing how original masonry and smooth plaster complement each other. A small storage area, currently used for linen, completes this floor.



A flight of stairs leads to the first mezzanine level, currently furnished with a single bed, which also provides access to the upper level. This upper space is recorded as an attic and is currently furnished with a double bed. The split levels give the home a distinctive layout, although the stairs would present a challenge for anyone with limited mobility.



The apartment faces the back of the building and is pleasantly quiet, with windows overlooking inner courtyards. It does not have an open sea view, but the beach is less than five minutes away on foot.



Directly below, the storeroom, or magazzino, has its own entrance from Cortile Monte di Pietà through a new front door. Ancient stone arches divide the space, which is currently arranged with a sitting area and kitchen, a sleeping area and a small bathroom. Its registered use remains storage.



The approximately 95 m² comprise around 55 m² in the apartment and 40 m² in the storeroom. The two units currently share electrical and plumbing infrastructure and a single boiler.



Surroundings



Piazza Duomo is just a few steps away. Coming down for a coffee in the square could soon become a daily ritual.



Via Mandralisca has small courtyards and several restaurants, including the restaurant of the same name on the ground floor of Casa Aldo’s building. Nearby, the Mandralisca Museum holds important historical and artistic collections. At the bottom of the road, the old town beach recalls the setting of Cinema Paradiso. A short stroll away, the medieval wash-house, or lavatoio, still runs with cold spring water.



Daily supplies are available from the small convenience stores in the old town. Larger supermarkets along Via Roma, in the newer part of Cefalù, are a short walk away. The historic centre is easy to explore on foot, so a car is often unnecessary for everyday activities.



Residents can apply for a permit to drive into the historic centre. For day-to-day parking, however, you should plan to leave the car outside the old town. The nearest car park is approximately fifteen minutes’ walk away.

Refurbishment and Potential



You can enjoy the apartment at Casa Aldo in its current condition. The opportunity lies in improving its finish over time to complement its historic setting. A preliminary estimate for refurbishing both units, covering electrics and plumbing, heating and air conditioning, windows, the two bathrooms, floors and decoration, is around €65,000.



During the work, it may be possible to uncover further stonework beneath the plaster. Carefully chosen lighting and materials could highlight the vaulted ceiling, woodwork and arches.
