Affordable Holiday Home in Sicily’s Most Beautiful Mountains
A classic Sicilian terraced home with the benefit of a recent modern refurbishment, Casa Genchi is for sale at a very attractive price. Standing in Pollina, a gorgeous mountain village overlooking Sicily’s north coast that just a couple of years ago we identified as one of our top tips for great value alternatives to the slightly gimmicky ‘€1 houses in Sicily’ promotions.
A no-frills, simple home in a beautiful location at an entry-point price for a holiday home in Sicily, Casa Genchi is ready to be lived in and will make a very convenient purchase for the right buyer.
Casa Genchi is, in fact, the ground, first and second floors of a five-storey townhouse. A friendly family lives on the top two floors, but they access this through a separate entrance. In fact, Genchi has a pair of entrances in its own right, one of which is from the ground floor, and the other from the first. Confusingly, each of these is at street level – thanks to the steeply-sloping hill on which the street stands!
The ground floor, with its traditional doorway opening directly into the kitchen-diner, is a single space measuring about five metres by three. There are all the fixtures and fittings you’d expect for a kitchen, recently installed and decorated.
A comfortable staircase leads up to the first floor, where there is a roomy bedroom, about 12m2, with a balcony onto the lower street. This could also be a designated living room… or why not invest in a comfortable sofa bed and double up, giving you greater flexibility to host your own guests, or a more attractive sleeping capacity if you’re thinking of offering Casa Genchi as a rental property.
Going upstairs again, you’ll find a small bathroom with a shower, and another bedroom of a similar size, also with a balcony. The view is, mostly, of the street, and despite what you may have heard of real estate agents we’re not cynical enough to advertise it as a ‘sea-view’ – although in point of fact a little slice of the deep blue Tyrrhenian sea is visible in the distance.
Casa Genchi stands right in the centre of Pollina, right next to a restaurant. There are a range of small shops close at hand, taking care of everything you need for daily life, and in the summer months there is a regular programme at one of the most spectacular open-air amphitheatres you’ll find this side of Ancient Greece!
Pollina has stood many centuries on a hilltop in the Madonie Natural Park, with some of the best sea views in all of Sicily, and the famous beach resort and UNESCO World Heritage Site of Cefalù just 10km away. A small but friendly town, with a fascinating mediaeval history, Pollina is home to around 3,000 people. Amongst these is a growing number of happy former clients, now firm friends of Property In Sicily, who speak a wide range of languages and will be delighted to welcome you to their new hometown. And of course, the legendary Sicilian hospitality of the locals will be open to you too! As the locals say, you don’t just get a holiday home in Sicily, you get a whole new family!
A little further afield you will find gorgeous coastline and practicalities like supermarkets in the small towns of Finale and Sant’Ambrogio. International airports in the island’s eternally-fascinating capital Palermo and second city Catania are each within 100km, with Palermo’s Falcone-Borsellino the quicker drive at around an hour and a half.
The awesome natural spectacle of Mount Etna, the equally volcanic splendour of the Aeolian Islands and the ancient wonders of Agrigento are all within range for a day trip.
With all of the fixtures and interiors recently updated, there is very little that needs to be done to make Casa Genchi a lovely holiday home in Sicily. Its sturdy windows could use a bit of sprucing up, but the internal doors are all new. Without the highest storeys to worry about there is no issue with insulation, and the house is already connected for gas and water. It is definitely suitable to be lived in straight away.
