Tucked away in a narrow alleyway that leads up to the “Sotto Rocca” footpath and viewpoint, it’s right on hand for some of the best rooftop views of the Norman old town. Strolling the other way down the ancient cobbled streets you can have your feet in the crystal-clear waters of the Tyrrhenian Sea in just five minutes. It’s an absolutely joyous location that makes every day feel like living on some golden-era film set.
Casa Morreale is a one-bedroom, two-bathroom home that can sleep four when needed. Sold fully furnished, exactly as shown in our photos, it will guarantee a strong income stream when you’re not able to use it yourself. In the winter it’s big enough to make a comfortable base for longer stays, with the possibility of relocating to Sicily for remote work, language holidays or just to enjoy the mildest winters in Europe.
The Property
Covering 65m2 in total, the house offers two floors above ground, a small basement big enough to contain a laundry with washing machine.
The ground floor is dominated by a living room with kitchenette, about 16m2 in size and freshly redecorated. The floors appear wooden but are in fact a stoneware tile that is much easier to clean and maintain. The windows are double glazed and the lighting is soft and diffuse.
A kitchenette under the main window offers twin electric hotplates, a work surface and a sink, with a small fridge under the worktop and a microwave. On a side wall is a large modern TV, opposite which is a deep, comfortable sofa which opens up to become a bed for two guests. They will be able to use the downstairs bathroom, which has a walk-in shower and smart white suite of ceramic fittings.
The marble staircase brings you past another bathroom, similarly sized and with a bench seat in the roomy shower cubicle for ease of use shower offers a bench seat for ease of use. Beyond this is the bedroom, a similar size to the living room downstairs and just as nicely decorated. The bed is new and extremely comfortable, a box sofa in one corner adds comfort to the space and another large TV has been tucked neatly into a recessed alcove. A balcony offers a tantalising glimpse of the sea above the rooftops down the hill.
Both the living room and bedroom have air conditioning units that can produce hot as well as cool air, though with old stone walls nearly half a metre thick you will also be impressed by the space’s natural insulation. Hot water is provided by a small electric boiler. The door has an intercom, and also a key switch-off system which is perfect for managing the logistics of a vacation property. All necessary documentation (including the all-important certificato di agibilità) is in perfect order.
Surroundings
We profiled Cefalù at length in our 2022 article, and it’s no exaggeration to say that since then it’s only become more and more popular. Its use in the intervening period as a backdrop for the smash-hit HBO mini series The White Lotus, the fifth film in the Indiana Jones saga and several other national and international productions, the small community on Sicily’s north coast has never been more in the public eye.
The two kilometre beach is always a huge draw, but it’s the view of the old town from the seafront that really sets the town apart. The giant towers of the twelfth century cathedral and the looming silhouette of the Rocca looming above everything make an unforgettable impression, and the green hills rising steeply up from the sea are a stunning compliment to the turquoise water, yellow sand and deep blue sky.
A little over ten thousand people call Cefalù home, although this population swells considerably in the high summer season. It’s enough to support an important local hospital, a pair of cinemas and a diverse range of outdoor performances that take place all year round, from Christmas and New Year’s Eve celebrations in Piazza Duomo to a summer full of live music on the Lungomare.
Rail and road connections will bring you to Sicily’s capital city, Palermo, in almost exactly an hour, and there are direct trains to and from the airport there in summer. If you are lucky enough to
Potential
It’s obvious that Casa Morreale is a perfect holiday home, and comparable properties in the centre of Cefalù have a going rate of around €1,400 per week in July and August. This would obviously go a long way to recouping your investment in a short space of time, if you don’t plan on using the bijou home as a year-round residence.
We would actually be uniquely positioned to offer practical assistance with the project, through two of our sister companies, Solemar Sicilia and Solemar Academy. The former is a trusted vacation lettings manager and the latter one of Italy’s highest rated Italian destinations for language tourism. This means that our team would be able to offer not only assistance with marketing and logistics, but also potentially be able to refer a not insignificant number of visitors, even in the winter months when the market slows down. If you have any questions about this, please don’t hesitate to contact our friendly international team.
