Casa Silvia – Extensively Renovated Three-Apartment Palazzo in Castellammare del Golfo, Perfect Small Business Opportunity with Private Garage and Panoramic Roof Terrace

Casa Silvia is a single building comprising three independent apartments, each finished, furnished and ready for guests or family, and unfinished ground floor space to add a fourth. The extensively renovated three-apartment palazzo in Castellammare del Golfo, one of northern Sicily's prettiest seaside towns, has a total liveable area of 210m² on three floors above a private 47m² garage. At the top, a fabulous covered roof terrace gives you and your guests views of the sea and the mountains that perfectly frame the town on three sides.

It is conveniently positioned just outside the town’s limited traffic zone, in a neighbourhood where parking is straightforward and two supermarkets can be reached in a matter of minutes. Nevertheless, the harbour, beaches and seafront restaurants that attract so many tourists every year are only about fifteen minutes away on foot, with the route mostly downhill.

The advantages of the location also extend to the ease of reaching it. Sicily's vibrant capital sity, Palermo is under an hour by motorway, and its international airport only about 35 minutes by car. A second one, to the west in Trapani, can be reached in under an hour.

Casa Silvia has a proven track record as a holiday home. With five bedrooms spread across the three units, it has proven popular and delivered steady income to the current owners. You might choose to keep the top-floor apartment as your own Sicilian base and put the other two on the rental market.

It's sold fully furnished, as seen in our photos and video, and the only investment necessary would be if you wanted to develop the fourth space. If you want to buy a home in Sicily that can earn you money from day one, this property will be hard to beat.

The Property

The end-terrace home's newly restored white façade faces onto via Piave and via Fazio, two quiet residential streets. Balconies over look both, finished in high-quality marble that's perfectly in keeping with the traditional local architecture. The clean, bright front catches the Sicilian light beautifully, especially as the sun sets away to the west.

At ground level, a welcoming entrance hall leads you to the undeveloped portion of the property, but also connects to one of its real treasures. The 47m² garage, fitted with an automatic roller shutter, is a huge advantage in a town where on-street parking can be tricky to find and whose narrow streets have led to bumps and grazes on the side of many a parked car.

The shell space measures around 25m², and is already prepared, with plumbing and electrical connections, for conversion into a studio flat. The only part of the building which has not been renovated, it provides a blank canvas on which you can put your own print. It's well lit and airy thanks to glass doors onto the street and tall 3.6m ceilings. Step-free access could prove an attractive selling point in the future.

Faux-marble stairs lead up to the first floor, where two apartments are arranged on opposite sides of the landing. The smaller unit, at around 25m², has an air-conditioned kitchen-living room opening onto a balcony from which you catch a glimpse of the sea on the horizon, a double bedroom and a modern bathroom. The larger unit, at around 45m², has two double bedrooms, each with ceiling fans and its own balcony, a renovated shower room and an open-plan kitchen-living area filled with natural light.

The second floor is given over to the main apartment, which at around 70m² is comfortably the largest. An L-shaped kitchen forms a natural focal point, flowing into a comfortable living and dining space. One of the two bedrooms is especially spacious. From here you step out onto the exclusive rooftop terrace, sheltered by a retractable wind-sensor awning, with a panorama that sweeps from the slopes of Monte Inici across the rooftops to a strip of blue sea to the north. It is a space built for long evenings outdoors.

The renovation of the three apartments has been extensive. Electrical and plumbing systems are entirely new. A photovoltaic array and solar thermal system with a 300-litre storage tank substantially reduce running costs. The PVC double-glazed windows were chosen for their durability and low maintenance in a coastal environment, and mosquito screens are fitted throughout. The façade has been freshly plastered, the marble-finished balconies replaced, and the kitchens and bathrooms in all three units are modern and in excellent condition.

Surroundings

Casa Silvia is at the top end of Castellammare del Golfo’s historic centre, 80m above sea level. Here the roads are noticeably quieter than in the marina district below, and it's significantly quicker to reach from the main road. However, all of the biggest tourist attractions are easily walkable, including the Arab-Norman castle from which the town takes its name. As well as the supermarkets, restaurants, a pharmacy and other small shops can be found right on your doorstep.

In total, the municipality of Castellammare del Golfo is home to around 15,000 residents, although some live in the hills around the charming coastal town. Midway between Palermo and Trapani on the island's north coast, it was founded as a port for the ancient city of Segesta, and centuries of maritime history have shaped its narrow lanes and harbour-front character. In summer the marina comes alive at night, with bars, restaurants and a pedestrianised waterfront that draws both locals and visitors. The town’s main beaches, extending east towards Alcamo Marina, are within easy reach. It is increasingly popular with international tourists, and the holiday rental market here has been buoyant in the years since the pandemic.

The surrounding area is exceptionally rich. The Lo Zingaro nature reserve and the famous sea stacks at Scopello are both within fifteen minutes’ drive, and boat trips depart regularly to explore its beguiling coves and bays. At the top of this wilderness is San Vito Lo Capo, perhaps the most beautiful of all Sicily' sandy beaches. Looking inland, Segesta’s remarkably preserved Doric temple and hilltop amphitheatre are only about fifteen minutes away by car.

The province of Trapani offers an abundance of culture and varied scenery, from the medieval hilltop town of Erice to the salt flats, wineries and Baroque old town of Marsala. Castellammare has its own train station, with regional services to both Palermo and Trapani. Palermo’s Falcone e Borsellino airport is about 35 minutes by car, and Trapani Birgi roughly an hour.

Potential

Casa Silvia is already a functioning holiday rental business. The three apartments have a good track record of successful lettings, and Castellammare del Golfo is one of the strongest short-term rental markets in western Sicily. The three turnkey holiday homes are ready to keep receiving guests from day one. Our sister company Solemar Sicilia has extensive experience managing exactly this kind of property on behalf of overseas owners, and would be happy to offer advice on everything from advertising and price strategy to legalities and navigating Sicily's bureaucracy.

Beyond this, the ground-floor shell space offers a clear opportunity. At around 25m² and already prepared with plumbing and electrical connections, it could be converted into a fourth studio apartment with relatively modest investment, further increasing the building’s earning capacity. Our team can connect you with trusted local professionals to advise on the planning and execution of this kind of work.

One point worth noting: the three apartments currently share unified plumbing, heating and electricity systems, and the property cannot be formally divided into separate cadastral units at present. This is a common arrangement in Sicilian buildings and does not prevent you from letting the apartments independently, but if formal subdivision is something you want to pursue, a local surveyor or solicitor can advise on the process.

Whether you see this three-apartment palazzo in Castellammare as a rental investment, a family home, or a blend of the two, the setup rewards flexibility. If you’re planning a permanent move, our “Welcome to Sicily” relocation service covers everything from setting up utilities and opening bank accounts to residency paperwork. Our team has years of experience helping buyers settle into their new lives on the island.

The three apartments have been extensively renovated with new electrics, plumbing, photovoltaic panels and solar water heating. PVC double glazing and marble-finished balconies are designed to withstand the coastal climate.

This is an exceptionally straightforward way to purchase a small business. The property is sold fully furnished and has a successful letting history in a town whose popularity with international visitors continues to grow.

Space to Add a Fourth Unit
An unfinished ground-floor space is prepared for conversion into a fourth apartment, offering scope to expand both capacity and income. Electricity and plumbing are already in place, and the studio-sized apartment would enjoy step-free access directly off the street.

A 47m² garage on the ground floor provides secure parking with an automatic roller shutter and direct internal access to the house.

The Best of Western Sicily at Your Feet
The harbour, castle, restaurants and beaches of Castellammare del Golfo are a short walk downhill. Scopello and the Zingaro Nature Reserve are fifteen minutes by car, while a short drive inland brings you to the Doric temple, ancient amphitheatre and hot springs of Segesta. Two international airports serve the area, the nearest about 35 minutes away.

Whether you plan to live in one apartment and let the others, or manage the whole building as a rental investment from abroad, Casa Silvia is well positioned in a market that has been buoyant in recent years and shows no signs of slowing down.
