Casa Vanessa is a two-bedroom country house of approximately 55 m² for sale near Gratteri, Sicily, priced at €140,000. Just over a kilometre from Gratteri, Casa Vanessa combines a rural setting in the Madonie with access to the beaches and towns of Sicily’s north coast. With the structure in place, the finishes are yours to choose.



In front of the house, a large walnut tree shades a panoramic terrace, with rocky hills rising behind. From here the views stretch across green hillsides to mountain peaks on the horizon. Below, the land falls away in terraces planted with olive and fruit trees, while the separate outbuilding gives you useful extra space.



The house could become a peaceful holiday home for your own use, or you could let it to holidaymakers exploring the Madonie and the coast. Completing the interiors would also allow you to adapt it for year-round living.



Mains water and electricity are already connected, and the roofs, double-glazed windows and shutters are in place on both buildings. The outbuilding is further along than the house, while the main house still requires interior completion. This leaves you free to choose the floors, fittings and heating around the way you want to live.



The Property



A short unmade track drops down from the main road to an iron gate, and from here the terrace opens out in front of the house. The walnut tree is the first thing to catch your eye, its branches shading a terrace that currently has a concrete surface. We can easily picture long summer lunches out here in the shade.



Inside the main house you will find a living room with kitchen of about 20 m² and two bedrooms of roughly 11 m² and 12 m². A bathroom with a small anteroom takes up about 5 m² in total. The interiors are at the semi-finished stage, so the walls still need plastering, the screed and floors have yet to be laid and some of the systems are incomplete.



Both buildings already have their roofs, windows and shutters. The windows are aluminium-framed and double-glazed, with integrated mosquito screens. During the agency’s visual visit, the work completed so far appeared to be of good quality, with no obvious signs of cracking or subsidence observed. This was not a technical inspection.



The separate outbuilding has approximately 25 m² of internal space. Here the walls are plastered, the floors are laid and the systems are installed, although their functionality has not been verified. Registered as a storeroom in cadastral category C/2, it is a handy space for storing garden tools and equipment.



The property is connected to mains water and electricity, with a meter already installed. Wastewater goes to an Imhoff septic tank, which the owners state is certified. At the back, a system appears to have been set up to carry rainwater from the hillside down the slope, though how well it works still needs to be checked.



The 8,179 m² of land is arranged over fairly steep terraces and holds around thirty olive trees, roughly ten to twenty years old. According to the owners, last year’s harvest gave them about 70 kg of oil. Figs, prickly pears, pears, peaches, plums and cherries add plenty of variety to the crop. Most of the land is fenced, and on the side facing the hill the property continues beyond the current fence line.



Surroundings



Casa Vanessa is a country house near Cefalù, but it is also part of everyday life in Gratteri. The village is approximately 1.3 km away, around five minutes by car. The walk into the village follows a quiet country lane that is relatively level for such hilly terrain. Once there, everything is walkable.



The house is around 720 m above sea level. The landscape all around is lush and green, and on clear days the view from the village belvedere reaches as far as the Aeolian Islands.



Gratteri’s butcher, two bakeries, minimarket, three bars, restaurant-pizzeria, pharmacy and tobacconist are open year round, and a local vendor comes by with fresh fruit and vegetables. From April to October, seasonal venues open too, including the restaurant at the Gratteri Resort, which also offers pool access subject to availability. Several farm restaurants, or agriturismi, nearby serve meals surrounded by nature.



A short walk from the village is the Grotta Grattara, a natural cave, while the ruins of the Norman Abbey of San Giorgio are another nearby destination. Further into the Madonie, Piano Battaglia offers mountain scenery and seasonal winter sports. Neighbouring villages such as Collesano and Pollina offer more opportunities to explore the region’s landscapes and cultural heritage.



Down the hill, Lascari has larger supermarkets and a wider choice of shops. Gorgo Lungo beach is approximately 16 km away, around half an hour by car. Cefalù, with its sandy beach, Norman cathedral and medieval lanes, is approximately 17 km away, also around half an hour’s drive. Country calm and seaside life are easy to combine.



Palermo Airport is approximately 100 km from the house, with a driving time of around an hour and a half, depending on traffic.



Completion Works and Potential



The opportunity here lies in completing the interiors. This means finishing the systems, fitting out the bathroom, installing heating, plastering and laying the screed and floors. Updated opinions from the relevant authorities have been requested in preparation for the completion works.



We estimate €40,000–50,000 for the main house, plus around €5,000 to pave the terrace and €10,000 to improve the access track, where the gate could also be automated.



The indicative total of €55,000–65,000 is an agency estimate, not a binding quotation. Final costs will depend on contractors’ quotes, the chosen materials and finishes, and any additional work identified during completion.
