Plot Romolo offers a perfect opportunity to to build your own house in southern Sicily. An estate of more than 13,000 m² of open, panoramic countryside, it's found in the gentle hills of Cattolica Eraclea, in the province of Agrigento. The long sandy beach at Eraclea Minoa is about ten minutes away by car.


This is quiet farming country on one of the least developed stretches of the south-west coast. Cultivated fields and gentle rises make up a traditional Sicilian landscape that mass tourism has passed by. From several points on the land the eye travels across the open countryside all the way to the sea.


The plot is completely clear, free of buildings and woodland. It's only gently contoured and would suit a buyer who values privacy, quiet and seclusion – this building land in Sicily is an ideal site for a small villa immersed in nature here. Equally, it could carry a working smallholding or a venture tied to rural tourism, subject to the usual permissions.


The access track is already traced, so you can drive onto the land and walk every corner of it. Mains electricity runs close by, which simplifies the first steps of any build.


 


The Property


The land itself is wild, open and scenic, at an elevation of around 140 metres above sea level. The 13,000 m² introduced above are mostly level or marked by very gentle gradients. This conformation keeps agricultural use simple and leaves a future build free of major excavation or terracing.


The hillside faces a little south towards the water and mostly west, towards the sunset. In Sicily that is a happy combination, bringing full afternoon sun and long, golden evenings. The panorama mentioned earlier is enormous, sweeping over farmland and low hills before reaching the coast.


The track noted at the start of this listing follows the natural lie of the land and reaches its different parts. It provides a ready-made basis for organising access to a future house, the agricultural areas and any outdoor spaces. You are also free to choose where a home would go, balancing accessibility, exposure, privacy and the sea view.


The mains electricity mentioned earlier owes its presence to a neighbouring house a little way off. A future connection should therefore be more straightforward than on a completely isolated plot. The method and cost will still need to be confirmed with the network operator.


 


Surroundings


Plot Romolo occupies open farmland between the town of Cattolica Eraclea and the coast. The approach is one of its strengths, along a well-maintained state road with only the final short stretch unsurfaced. The houses nearby are few and far enough away to give real privacy without any sense of isolation.


Cattolica Eraclea itself is a 10 to 15 minute drive and covers the everyday essentials, with shops, supermarkets and pharmacies. It is a small, year-round community of around 3,300 people. It was founded in the early seventeenth century and later renamed in honour of the ancient Greek town on its coast.


That town is Eraclea Minoa, where the beach introduced earlier is backed by a long pine wood. Its sands run beneath the white headland of Capo Bianco, where the archaeological area looks out over the Mediterranean. Close by, the nature reserve at the mouth of the River Platani protects dunes, Mediterranean scrub and a largely unbuilt shoreline. The small seaside settlement of Borgo Bonsignore is also within easy reach. For anyone weighing up building land in Sicily, all of this becomes the local coastline.


For a change of scene, Sciacca and its harbour are about 35 minutes to the west. Agrigento and the Valley of the Temples are roughly 40 minutes east. The airports of Palermo and Trapani are roughly equidistant, each reachable in a little over 90 minutes, while the island's third in Catania is only two hours away.


 


Potential


With the land clear and the track in place, the potential lies entirely in what you choose to create. Plot Romolo is agricultural land with a building entitlement, and a house of roughly 120 to 130 m² can be considered. Rural outbuildings connected to the agricultural use of the plot are also possible. The final size and form will need to be confirmed by a technician against the agricultural planning rules, any restrictions and the required permits. The most appealing project would probably be a house on a single level, oriented towards the sea. Generous openings, shaded verandas and outdoor spaces could follow the natural shape of the ground. The size of the estate leaves room for a large Mediterranean garden, cultivated areas and, where authorised, a panoramic pool. The land supports either a permanent move to the island or a rural business such as a small agriturismo. Nothing stops you combining the two.


On budget, a reasonable rule of thumb for a quality new build in Sicily is around €2,500 per square metre. A pool would add in the region of €30,000. For water there are two well-tested routes. One is a well, subject to the necessary checks and permits. The other is a tanker-filled cistern, a very common solution on rural properties here. The cistern could be paired with rainwater recovery, and drainage would use an approved independent system such as an Imhoff tank. A photovoltaic array would make the most of the exposure described earlier.
