Villa Alessandro – Renovated Sea-View Sicilian Beach House Outside Palermo (Altavilla Milicia) with Three Terraces and Secluded Garden

Offering remarkable value at the modest asking price, Villa Alessandro is a fully renovated, sea-view Sicilian beach house in Altavilla Milicia, on Sicily’s northern coast. The property is only a stone’s throw from the beach and offers sea views from three separate outdoor spaces, with tall hedges on both sides ensuring a level of privacy that would typically be associated with a detached home.

A recent comprehensive renovation has renewed the electrics, plumbing, bathrooms and glazing of what was already a relatively modern structure, and all documentation is in order. Four heat pumps distributed across all three floors, supplemented by a gas central heating system with home-delivery gas cylinders, mean the villa is comfortable in every season.

Altavilla Milicia town centre, with its supermarkets, restaurants and everyday services, is under 5km away. Both the motorway and a local train station put central Palermo within striking distance, and the important small city of Bagheria is even closer still. The combination makes this a practical choice whether you are buying a house in Sicily for full-time residence or as a holiday investment.

Villa Alessandro is sold unfurnished, with the exception of the bathrooms. However, only the addition of contents, and a fresh coat of paint to make it really gleam, is all that stands between the current state and move-in day.

The Property

Through the gate, a tiled parking area for two cars opens onto a path flanked by ornamental beds planted with roses, a palm, a lovely Sicilian palm tree and more greenery. This leads to the covered veranda, a 16m² paved terrace which looks straight out to sea and which can be furnished as an outdoor dining area, a kitchen or a lounge. It's sure to become the natural hub of the home through the long sunny season.

Inside on the bottom floor, the entrance opens to an especially generous open-plan living space of more than 35m². A kitchen corner is positioned to the right, partially screening the dining area and creating a relaxed division of the room. A large windowless room off the same level is well suited to use as a pantry or storeroom. A bedroom and family bathroom complete the floor, with the stairs heading up first floor in the hallway opposite.

At the top of these, the master bedroom gives directly onto a second 16m² terrace, where the sea view opens fully across the Gulf of Termini Imerese. A second bedroom on this level opens onto a private rear garden planted with olive, orange and fig trees. The bathroom here, fitted with a spacious walk-in shower, looks out to sea.

The second floor adds a final bedroom, a natural master with its own en-suite bathroom, fitted with a rounded shower cubicle, and access to the largest terrace of the three. From here the panorama extends to 180 degrees.

The villa faces north-east, catching the morning light on its main terraces. Ceramic tile floors throughout are easy to keep clean. Video entryphones cover all three levels, and an outdoor lighting system makes the garden and terrace areas usable after dark. The entrance gate is manual but already wired for automation.

Surroundings

The villa is conveniently located for the coastal highway between Palermo and Messina with views over the Gulf of Termini Imerese, turning onto a well-maintained secondary road for the last few hundred metres. The surrounding neighbourhood is entirely residential.

Altavilla Milicia town centre, noted in the Overview, provides supermarkets, bars, restaurants and everyday shops. A community with long roots in Norman Sicily, Altavilla has the kind of Sicilian character that larger coastal resorts tend to lose. The beach is within easy walking distance of the property, and several beach clubs are a short drive along the coast. The sixteenth-century Torre delle Mandre keeps watch over the Gulf from a promontory just up the coast.

A 15-minute drive east brings you to Bagheria and the varied coastline of the Capo Zafferano peninsula, one of the most sought-after stretches of shore in the province. In the other direction, the celebrated resort town of Cefalù, with its Norman cathedral, clifftop castle and broad sandy beach, is around 40 minutes away.

Sicily’s bustling capital, Palermo, is half an hour away by car. The local station, noted above, brings the city centre to under 20 minutes by train. The international airport at Punta Raisi is roughly 45 minutes from the door.

Potential

As mentioned above, the renovation is comprehensive and a fresh coat of paint is the only task that remains. For a property of this size, that would typically cost around €2,500–3,000 for materials and labour on the Sicilian market.

The valid habitability certificate is worth underlining: on the Sicilian real estate market, where documentation is not always fully in order, its presence substantially reduces the time between signing the deed and welcoming the first guests, and removes one of the more common sources of complexity in a purchase.

The area around Altavilla Milicia has reliable demand for short-term rentals in the spring and summer months, driven largely by international visitors. This could create significant passive income if you don't plan to make Villa Alessandro a permanent residence. A sea-view Sicilian beach house with three bedrooms so close to the beach is a magnet in any market. Anyone exploring that option will find our sister company, property managers Solemar Sicilia the perfect partner.
