Villa Gargallo – Sicilian Villa to Renovate with Original Frescoes and Roof Terrace
Villa Gargallo is a rare historic property in the centre of Priolo Gargallo, combining grand proportions and original decorative details with the convenience of a genuinely walkable Sicilian town. Behind its elegant stone façade are soaring ceilings, period floors, original frescoes and a flexible four-bedroom layout, together with a private courtyard and large roof terrace.
The villa requires comprehensive restoration. Long-standing damp and water ingress from the roof have affected parts of the interior, while the plumbing, electrical system and window frames all need renewal. For the right buyer, however, this is precisely the attraction: a Sicilian villa to renovate where the features that give the house its identity are already in place and waiting to be brought back to life.
Shops and everyday services are within walking distance, while Syracuse, Ortigia, beaches, nature reserves and Catania airport are all easily reached by car. Villa Gargallo could become a distinctive private residence or, subject to the necessary permissions, a boutique hospitality property or office premises.
The Property
Villa Gargallo presents an imposing façade to Via dei Castel Lentini, decorated with worked stone details and four traditional step-out balconies. From the street-level entrance, a short internal flight of steps leads to the main accommodation, which is arranged on one level.
To the left is the principal reception room, the showpiece of the interior. Painted in soft pink tones, it has two balconies overlooking the street and a particularly elaborate red-and-blue ceiling fresco. The very high ceilings, original patterned floors and surviving period doors give the room a suitably grand sense of scale.
To the right of the entrance is the first of four large rooms presented as bedrooms. A central corridor runs through the house, with further rooms opening from either side. The second front bedroom is similarly spacious and bright, while the two rear bedrooms receive natural light from the private courtyard. One retains a decorative ceiling with a beautiful motif, and the period maiolica and cement-tile flooring continues through much of the house.
At the rear, one of the bedrooms leads through to the former kitchen, a smaller room with a window and access to the existing bathroom. The kitchen requires complete renewal, while the current arrangement could be reconsidered as part of the wider restoration.
The private courtyard is arranged over several shallow levels and provides a sheltered outdoor space behind the house, with historic stonework and stepped sections adding character. An adjoining terrace area can be reached directly from the rear rooms.
An internal spiral staircase leads to a substantial roof terrace extending across the top of the building. It currently requires restoration and proper perimeter protection, but its size gives it the potential to become one of the property's most appealing outdoor spaces.
The villa is unquestionably a major renovation project. There is visible damp, peeling and damaged plaster, water damage and deterioration to some of the decorative ceilings, while the roof, plumbing, electrics and window frames all require attention. Crucially, many of the features worth saving — the frescoes, high ceilings, patterned floors, stone façade and original proportions — remain clearly visible.
Surroundings
Villa Gargallo stands right in the centre of Priolo Gargallo, on one of the town's principal roads. A café is around a minute away on foot, a bakery about six minutes, the nearest supermarket around ten, and the railway station approximately twelve minutes' walk or four minutes by car.
The nearest beach and the Saline di Priolo nature reserve are both around ten minutes away by car, while Fontane Bianche can be reached in about 26 minutes.
The E45 is around six minutes away. Central Syracuse is approximately 24 minutes by car and Ortigia around 32, while Pantalica is about 33 minutes and Noto around 40. Catania Fontanarossa Airport is approximately 36 minutes away, making the property straightforward to reach for international owners or guests.
Potential
Villa Gargallo is not a project for someone looking for a quick cosmetic refresh. We estimate that a conservative restoration will require a minimum investment of around €200,000, reflecting the need to address the roof, water ingress and damp, services, window frames and the wider condition of the building.
That investment is substantial, but so is the architectural material being restored. Modern finishes can be installed in almost any house; high ceilings, original frescoes, historic flooring, a decorated stone façade and rooms of these proportions are much harder to recreate. The opportunity is therefore to combine contemporary comfort with a surviving historic interior rather than redesign the property from scratch.
As a private home, the existing layout could become an impressive four-bedroom residence with a large principal reception room, improved kitchen and bathroom provision, a private courtyard and a generous roof terrace.
There are also commercial possibilities. The large rooms, decorative character and central location could suit a boutique B&B or guesthouse aimed at travellers looking for something more special than standard accommodation. The property could also lend itself to professional or representative office use. Any change of use or significant reconfiguration would need to comply with the relevant permissions.
Villa Gargallo is protected by the Soprintendenza ai Beni Culturali, meaning restoration must respect its historic and artistic character. That places genuine constraints on the project, but it also helps protect the features that make this Sicilian villa to renovate unique in the first place.
For an overseas buyer, managing a restoration of this scale can be as important as choosing the property itself. Property in Sicily can provide after-sale support including project and works management, property management, utility connections, residency assistance and help with practical matters such as opening an Italian bank account.
