Villa Nancy is a substantial sea-view villa in Sicily just outside Sant’Agata di Militello, combining around 310m² of internal space with a productive olive grove and wide views across the Tyrrhenian coast. Built in reinforced concrete in the early 2000s, the house is arranged over three levels and has been very well maintained, with no structural defects or significant work reported by the owners.

The Property


The house is approached through a gated entrance onto a private driveway with off-road parking. A covered front porch leads into the ground floor, where terracotta-style flooring, substantial wooden doors and ceilings of around 3.10 metres give the interior a spacious feel.


The main living and dining room is the heart of the house, a large reception space with an exposed fireplace and direct access to the ground-floor terrace. On either side of the entrance are two additional rooms: one works well as a study, guest room or fifth bedroom, while the other provides a smaller secondary sitting room and leads towards the private lift.


The separate eat-in kitchen is fitted with wooden cabinetry, tiled worktops, gas hob and oven, and opens onto its own balcony, looking mainly across the countryside with a more distant glimpse of the sea. A guest WC completes the floor.


An open wooden staircase or the lift takes you to the first floor, which contains the four principal bedrooms and two full bathrooms. The bedrooms are generously proportioned, with terracotta-style floors, solid-wood window frames and shutters. Double glazing is fitted throughout this level, while radiators and air conditioning provide year-round comfort.


One bedroom has the unusual advantage of the lift opening directly into it and also has its own balcony overlooking the front of the house. Another opens onto the larger first-floor terrace. From the north-facing side, views stretch across Sant’Agata and the coastline to the Tyrrhenian Sea. Of the two bathrooms, one has a shower enclosure and the other a bath.


Below the main house is a further area of around 60m², officially registered as C/2 storage but finished to a domestic standard. It includes a large dining or reception room, a separate fitted kitchen and another private room with an en-suite bathroom and its own exterior door. This level opens onto a covered gravelled patio beneath the ground-floor terrace, with a built-in masonry cooking area and steps back up to the terrace above.


The villa is connected to mains electricity, telephone and municipal water. Three storage cisterns provide around 8,000 litres of reserve capacity, while an external gas tank feeds radiators throughout the house. The fenced grounds also contain a garden store of around 15m² and a further small non-habitable annex.

Surroundings


Villa Nancy sits in the countryside above Sant’Agata di Militello, close enough to town for everyday convenience but far enough away to retain a genuinely rural setting. The town centre is around eleven minutes by car, with the nearest supermarket about ten minutes away, the hospital eleven minutes and the nearest beach around twelve.


Sant’Agata is a busy year-round coastal town rather than a seasonal resort. Its seafront, restaurants and Castello Gallego give it plenty of local character, while the railway station and port are both around fourteen minutes from the villa. From the port there are connections towards the Aeolian Islands, making trips to the archipelago an easy option.


The A20 motorway can be reached in around eighteen minutes. Santo Stefano di Camastra is about 33 minutes away and Cefalù just under an hour. Inland, Borgo Stella is around 25 minutes away and Grotta del Lauro around 33, giving access to the woods, mountain roads and walking country of the Nebrodi Natural Park. Palermo airport is around one hour and 55 minutes away by car.


Potential


Villa Nancy is already complete and in very good condition, so the potential lies less in renovation than in how the space and land are used. For buyers looking for a sea-view villa in Sicily that can work equally well as a permanent residence, substantial second home or family retreat, much of that flexibility is already built into the property.


As a permanent residence, its size, central heating, air conditioning and private lift make it suitable for a large family or multi-generational household. The bedroom with direct lift access could be particularly useful for someone with reduced mobility, while the C/2 basement provides flexible additional space for guests, staff, hobbies or more independent day-to-day use.
