Al fresco dining is an integral part of the Sicilian lifestyle, and a really fabulous feature of the property is its huge outdoor kitchen. This is complete with a brick grill oven, a double sink, ample storage, tiled underfoot and wooden canopy.

There is off-street parking for multiple cars, and the gate is electric and sturdy. Under foot, flagstones in beautiful patterns accentuate the stone decoration on the house walls – everything has been designed here, nothing just occurs by chance. The ornate decorative outdoor sink is a great example of this attention to detail and emphasis on rustic charm.

The property is technologically up to date, protected by an alarm system for the property and cooled in summer by modern air conditioning units. There is a pellet heating system in the storeroom, which keeps the house cosy and warm, and also produces hot water. This property is located in the municipality of Santa Flavia, in the province of Palermo. In fact, the closest town is actually Casteldaccia, a few kilometres to the east, but Santa Flavia, the main town of the district, is only a little further north, on the beautiful headland known as Capo Zafferano. The nearest beaches can be reached in barely ten minutes by car, and you will have your pick of the small secluded coves on the peninsula or the long, languid strips of sand that run along the north coast towards picture-perfect Cefalù.

Villetta Giusy is situated on a single carriageway provincial road which is important enough to be well maintained but carries only the lightest of local traffic. This is a quiet, rural area characterised by olive groves vineyards and gentle hillsides – you would never think the city was just around the corner. However, the residents of this district are here all year, not only visiting in summer, so there is a feeling of security and help being at hand when you need it.

The nearest supermarket is just five minutes away on the road into the large market town of Bagheria, famous for its Baroque villas and home to the nearest train station. Speaking of transport links, you are only five minutes away from the motorway, which brings traffic from the east of Sicily to the island’s capital, Palermo.

Palermo is Italy’s fifth largest city, and one of its most enthralling. With a stunning new Marina which opened last year, a two billion-Euro infrastructure investment scheduled to take place around the city’s passenger port by 2030 and a recent redevelopment and expansion of the Falcone-Borsellino international airport, it is leaving behind the ugly stereotypes of the twentieth century and attracting not only overseas tourism but investment too.

The city is well known for its opera house, unique Arab-Norman cathedral and ancient history, but legendary in Italy for its food. Whether you’re picking up fresh produce in the sprawling, souk-like street markets, or tucking into Palermitano street food delicacies like arancina, cannoli and panelle, you’ll be treated to an explosion of flavour. To walk off the calories, take a stroll through the bohemian piazzas and parks of the trendy La Kalsa district, or dive into the world class boutiques on glamorous Via Libertà.



Apart from the furniture – and remember, the kitchen is sold with  the house – the future owner will not have to invest a cent after the purchase has been completed. This house is perfect for year-round living, the city is not far away but you’d never know it for the peace and quiet of the countryside and its nature.

The proximity to beach, city and so many great travel connections, plus the presence of the efficient heating and cooling systems, and the option to add a swimming pool makes this an excellent prospect for a full time relocation to Sicily. Remember that whether you’re bringing a remote working job, a freelance career or even a pension income to the island with you, you can cash in on some huge tax breaks in your first five or six years of residence.
