Two-bedroom Home to Renovate in Bagheria, with Large Sunny Roof Terrace
In a charming old town neighbourhood with the Tyrrhenian Sea less than four kilometres away in three directions, Casa Guttuso is a three-storey terraced home to renovate in Bagheria, a small city just 15km east of Palermo.
It is in need of a thorough renovation, but the central location, characterful design and convenience make it an interesting proposition for the DIY enthusiast or someone who would like to have a house in Sicily which bears their own design fingerprint.
With a first floor balcony and an open terrace on the second floor, it's a place you can easily imagine becoming a base for regular visits to the island, and potentially a market as an Airbnb when life's unavoidable obligations keep you elsewhere. For this price, it has to be worth a closer look.
The Property
Casa Guttuso measures 74m2, with about 30m2 on the ground and first floors and a single room at the top, which connects onto the terrace.
A triple width glazed door opens into the living room downstairs, about which allows as much natural light as possible into the large, high-ceilinged space. About 15m2 in size, this is a flexible entrance space with a tiled floor. The door can be closed with a steel shutter for extra security or to black out the space. On the right are an alcove that could house bookshelves or coats, a bathroom with a WC and a sink, and the stairs leading up to the first floor.
To the rear of the living room a second space is a little wider, though not as deep. It has a wide entrance with no door, and would make a fine second bedroom, study or activity room. Alternatively you could leave the doorway open and decorate it to be a continuation of the living room. The only drawback is that there are no windows, only a small lightwell above the curtained-off entrance.
The first floor is similarly divided into two rooms. The one to the front has a balcony overlooking the street, and both of them have retained their original flooring, in a beautiful decorative tile that will certainly have been produced locally. You will certainly want to keep this when you renovate, it perfectly captures this element of Sicilian design and history.
The top floor has a kitchen, without windows but with a door opening onto the terrace. This faces south, and the building directly across the street is only two storeys high, so you do get some great direct sunlight up here. If you were to put in extra glazing, perhaps widening the entrance and adding sliding French windows, you would have a really fabulous sunny kitchen with enough room for a dining table indoors and another one outside for the summer months. The wooden beams of the sloping roof are visible and this would be another lovely bit of the building's heritage to retain if you can.
The terrace is about 14m2, and while it does need to be cleaned up a bit cosmetically it could be a lovely sunny spot with the addition of some plants and an awning to give some shade. To one side is a little storeroom for patio furniture, or perhaps you might want to make a little laundry.
Surroundings
Casa Guttuso is on a very quiet residential street just five minutes from the main area for shopping and socialising in Bagheria. You'll find everything you need in this large town of around 40,000 people, and the surrounding peninsula of Capo Zafferano is home to some fabulous hills, beautiful coastline and ancient history. The street is just far enough from the busiest parts of town that you can always find a parking space outside, although you will understand why the locals prefer a hatchback or a normally-sized saloon to an SUV.
You can drive into the centre of Sicily's fascinating capital city, Palermo in 25 minutes, or alternatively just five to the train station and arrive at the same time.
Potential
To convert Casa Guttoso to its best state, you will need to start with the roof, which will need to be fully replaced. Once this has been completed the next step will be to re-do all of the wiring and plumbing. Once new plaster has been put on the internal walls (the exterior is not in bad condition) you will be able to add a kitchen, new bathroom, air conditioning and decoration.
Obviously any restoration work will depend on your needs, taste and budget, but we believe that an expenditure of around €40,000 could have this home to renovate in Bagheria feeling good as new. That means that you would be able to buy yourself a lovely one bedroom property with lots of space for home work or entertaining, and still have change from eighty thousand Euro. That's pretty great value, we think!
