From here, a flight of around thirty steps leads up to the house. As you reach the top, a broad terraced area wraps around the villa with a fabulous sea view.

Inside, light floods into the ground-floor living area light through large windows that puts the Tyrrhenian Sea on full display. An open kitchen alongside the dining area is modern and functional. Surroundings


 

The Sant'Onofrio neighbourhood is largely residential, with few shops or service, but Trabia is only a few minutes away by car. It's fair to say that you would struggle to live here without private transportation – the nearest train station is four kilometres away in San Nicola l’Arena. This fishing village is actually slightly closer to home than Trabia itself, and rewards the 3km trip with a small marina where you can hire a boat to explore the coves along the coast or eat fresh fish at a harbourside restaurant. The popular local beaches of Ombelico di Venere and Torre Normanna are close by, with clear water and views to match.

The motorway is moments away, putting the myriad attractions of Palermo in easy reach, under half an hour to the west. To the east, not much further, you'll find the unforgettable golden sands and UNESCO-protected World Heritage Site Cathedral of Cefalù. The small city of Bagheria is around twenty minutes by car, with a full range of shops, restaurants and services. It boasts a pair of Michellin-starred restaurants as well as a wide range of lively bars and pubs. Palermo’s Falcone-Borsellino international airport is about 45 minutes away, making the villa practical for frequent travellers and weekend visits alike.

Convenient proximity to the A19 motorway, which bisects Sicily's interior, puts even landmarks on the far side of the island such as Agrigento and the region's second city Catania within a two-hour drive.

 

Potential


 

As mentioned above, Villa Roberto has been renovated to an A4 energy rating. This includes a high degree of electrical independence, thanks to a hefty a 6kW photovoltaic system with a 10kW battery for energy storage. There are efficient modern air conditioning units that also deliver heat in every room, giving you the highest possible degree of control over which spaces are warmed or cooled at any time. These temperatures are then retained by new PVC windows with thermal break. Running costs for this villa will be a fraction of what you would expect from an older Sicilian property on the same scale.
