Energy Efficient, Modern Sea-view Villa in Sicily with Panoramic Terraces and Potential to Build a Pool
Midway between Sicily’s capital city and the beaches of Cefalù, the coastal town of Trabia sits at the heart of the Gulf of Termini Imerese. It's a beautiful spot to find a sea-view villa in Sicily, and very convenient for Palermo's Falcone Borsellino airport, under an hour away.
Just outside of the town, in the hillside neighbourhood known as Sant'Onofrio, Villa Roberto is a semi-detached, three-bedroom property on three floors. Recently renovated, it is modern, comfortable and will be ready to use just as soon as it’s furnished.
The clean white lines of its exterior are accented by a handsome display of exposed masonry around the entrance and car park, lending character to an otherwise chic and contemporary building.
Inside, besides the bedrooms you will find a large open-plan living area, two bathrooms, multiple terraces and a generous garden with space for a pool. Durable high-quality materials have been used throughout: jumbo-format tiles in the bathroom, flooring with a warm parquet effect throughout and exposed wooden ceiling beams that, like the stonework outside, connect the modern home to something older and more rooted in Sicilian tradition.
This would be a wonderful year-round residence for someone who values comfort, low running costs and life by the sea. The municipality is also small enough to qualify for the lowest tax rates if you are planning to make it a permanent home.
The Property
Despite its modernity, the first impression the home makes is charmingly rustic, as you pass through a private gate into the paved parking area framed by exposed stone walls. There is space for four cars, and in keeping with the clean energy ethos of the renovation, an EV charging point has been installed.
From here, a flight of around thirty steps leads up to the house. As you reach the top, a broad terraced area wraps around the villa with a fabulous sea view.
Inside, light floods into the ground-floor living area light through large windows that puts the Tyrrhenian Sea on full display. An open kitchen alongside the dining area is modern and functional. A family bathroom is finished with those deep coloured, jumbo-format tiles and a walk-in shower, and there is also a 15m² storeroom. In fact, thanks to its size and natural light, we see this generous space as a fourth bedroom, playroom or a private study.
A striking staircase with a glass balustrade leads up to the first floor. The master bedroom has an exposed wooden ceiling and its own private terrace facing the sea. A second bedroom opens onto a rear terrace, offering shade and privacy. The exposed beams lend the upper floor a warmth that balances the clean, modern lines of the rest of the house.
At the top, a loft conversion provides a third bedroom with an en-suite bathroom and a small private balcony.
Throughout the house, the PVC flooring has a convincing parquet effect, and the latest-generation thermally broken windows keep the interior comfortable in all seasons. The A3 energy efficiency is one of the best available, and significantly higher than is typical for this type of sea-view villa in Sicily.
Surroundings
The Sant'Onofrio neighbourhood is largely residential, with few shops or service, but Trabia is only a few minutes away by car. It's fair to say that you would struggle to live here without private transportation – the nearest train station is four kilometres away in San Nicola l’Arena. This fishing village is actually slightly closer to home than Trabia itself, and rewards the 3km trip with a small marina where you can hire a boat to explore the coves along the coast or eat fresh fish at a harbourside restaurant. The popular local beaches of Ombelico di Venere and Torre Normanna are close by, with clear water and views to match.
The motorway is moments away, putting the myriad attractions of Palermo in easy reach, under half an hour to the west. To the east, not much further, you'll find the unforgettable golden sands and UNESCO-protected World Heritage Site Cathedral of Cefalù. The small city of Bagheria is around twenty minutes by car, with a full range of shops, restaurants and services. It boasts a pair of Michellin-starred restaurants as well as a wide range of lively bars and pubs. Palermo’s Falcone-Borsellino international airport is about 45 minutes away, making the villa practical for frequent travellers and weekend visits alike.
Convenient proximity to the A19 motorway, which bisects Sicily's interior, puts even landmarks on the far side of the island such as Agrigento and the region's second city Catania within a two-hour drive.
Potential
As mentioned above, Villa Roberto has been renovated to an A4 energy rating. This includes a high degree of electrical independence, thanks to a hefty a 6kW photovoltaic system with a 10kW battery for energy storage. There are efficient modern air conditioning units that also deliver heat in every room, giving you the highest possible degree of control over which spaces are warmed or cooled at any time. These temperatures are then retained by new PVC windows with thermal break. Running costs for this villa will be a fraction of what you would expect from an older Sicilian property on the same scale.
The terraced garden is spacious enough for a private pool, an addition that would lift this sea-view villa in Sicily into a different bracket entirely. We would estimate that the cost for this would be around €25-35,000, subject to size and the materials used.
