Villetta Doreen is a two-bedroom, semi-detached villa outside Cefalù, in the hamlet of Sant’Ambrogio. Part of the recently built and well-maintained Giardini di Cefalù residential complex, the buyer will enjoy use of a sparkling swimming pool and excellent security. All this beside a private garden and panoramic sea-view balcony, facing the Tyrrhenian coast just two hundred metres away to the north.
Completed just three years ago, the home is finished to a high standard, with porcelain stoneware floors, wooden trim and a contemporary colour palette. Photovoltaic panels on the roof and efficient double-glazed windows contribute towards a coveted A++ energy classification, and air conditioning in every room mean year-round comfort and low running costs. This is a rare example of a real estate purchase in Sicily where you can rely completely on the condition and durability of the home.
You won't even need to think about buying or shipping furniture, with the property offered fully furnished and ready for immediate use.
Another of its greatest assets is the beautiful position. Despite being such a short distance from the water it is already 90 metres above sea level, giving it both clear coastal views and a constant fresh breeze. Picture-perfect Cefalù, with its Norman cathedral, cobbled medieval alleyways and famous seafront, is about ten minutes away by car. While you will adore the proximity to one of Sicily's favourite beaches in the spring and summer, Sant’Ambrogio’s own lovely beach, a long crescent of pebbles and sand at the foot of the cliffs, is where the locals go in high summer, when visitors take over the famous old town up the road. You get the best of all possible worlds.
For a buyer, then, looking for Cefalù real estate (Sant'Ambrogio is actually a part of the same municipality) without the premium prices and logistical hassle of an old town centre address, Villetta Doreen is ideal. You'll get offers modern comfort, great views and effortless access to one of Sicily’s most desirable coastal towns.
The Property
You approach the sea-view villa outside Cefalù along the neatly landscaped paths of the residence, between manicured hedgerows and olive trees, and find Villetta Doreen set slightly back from the front row. It's tucked just enough away from the main road to offer peace and quiet while still giving a clear line of sight to the sea.
The ground floor opens into a bright living area which carries through into an open-plan kitchen. This is a lovely space, fully fitted with a built-in oven and hob, and lit by sunlight from the south-facing glass back door. This brings you out onto the back terrace, a sun-drenched nook with a mountain view that's convenient for a morning coffee or snack. A separate terrace to the front looks towards the sea and is ideal for al-fresco meals with a view.
Off the living area, a small utility room houses the washing machine and leads through to a guest WC.
A stylish open flight of stairs leads to a small landing, connecting to both bedrooms and the bathroom. The master bedroom is especially spacious, and opens onto a balcony with a view of the water. The guest is a little smaller but its south-facing balcony catches sunshine all day. The bathroom has a box shower fed by an Ariston water heater.
Outside, the private garden is enclosed by hedges that provide eclusion while blending into the wider green spaces of the residence. The lawn – planted with a hardy local grass strain that thrives even in Sicily’s hot climate – is a real win to find on the island.
Beneath the house, a dry basement extends under the home, providing very generous storage. It currently houses the electric boiler, two 300-litre water cisterns and garden equipment. The villa runs entirely without gas: a 2.4 kW photovoltaic cell on the roof, the electric water boiler and heat pump system combine to meet all your energy needs. Air conditioning is installed in every room.
Surroundings
Sant’Ambrogio is a hamlet of around 300 people and a sub-district (the Italian term is frazione) of Cefalù. Its narrow lanes, flower-filled courtyards and traditional trattorias give it the atmosphere of an authentic Sicilian community that has changed little over the centuries, though it has become increasingly popular with visitors drawn by its peaceful character and proximity to the coast.
The village has a mini-market and a handful of well-regarded local restaurants. The beach at Sant’Ambrogio, a stretch of sand and white pebbles below the cliffs, is only about 500 metres away on the map. The steep hillside means you will need a car to get there, but it is well worth the short drive: as we mentioned before it is a favourite among savvy locals in high summer. Even residents of Cefalù itself will make the trip to beat the crowds and enjoy a quieter, naturally framed summer experience.
Behind the village, the hills of the Madonie Natural Park rise through woodland and pasture towards peaks of almost 2,000 metres, with walking trails and spectacular scenery in every direction.
Cefalù’s train station is about fifteen minutes by car, with direct services to Sicily’s capital, Palermo, in under an hour. The motorway is twenty minutes from the property, and Palermo’s Falcone-Borsellino airport can be reached in roughly an hour and a half. If you are planning to learn Italian while you are here, our highly regarded sister venture, Solemar Academy, offers courses for all levels, all year-round, in their premises near the seafront.
