Casteldaccia is small town that that embodies the colourful essence of Sicily, between the green hills and the deep blue sea. Renowned for its winemaking tradition and its peaceful, residential atmosphere, It's is the ideal choice for those seeking a balance of proximity to Palermo and the island's main motorways without the traffic and noise of the huge city.

Appartamento Gregorio is an elegantly decorated two-bedroom property with private access and a generous footprint. At the top of a hillside that leads down from central Casteldaccia to the Tyrrheanian Sea, it gives you clear views across the Gulf of Termini Imererse from windows and balconies. Considered design choices appear at every turn, from the coloured tiles and parquet flooring underfoot to the decorative friezes which frame the high ceilings 3.2 metres above. The same evident care has been shown in the maintenance of the home, which is in very good condition. The traditional built-in Sicilian kitchen, with tiled work surfaces and an integrated oven, anchors the home in its regional context.

Despite forming part of a low-rise condominium, you enter the home without having to pass through any internal shared spaces. A shaded front porch is screened from the road by a strip of garden with trees and shrubs, and from here you step straight into the roomy entrance hall.

The apartment is just 350 metres from the sea, as the crow flies. Its elevation, around 65 metres above sea level, brings a constant sea breeze along with an unbroken view up the coast towards Solanto and Santa Flavia, making a lovely sea-view apartment in Casteldaccia's modern northeastern outskirts.

Thanks to the excellent connections, including a train station less than ten minutes away on foot, the apartment would be fabulous for a buyer planning a full-time move to Sicily. Of course, if you are looking for a seasonal home, it would also work wonderfully with the second bedroom great flexibility for hosting other guests.

 

 

 

The Property


 

The front door opens into a strikingly large hall, bright and proportioned in a way that immediately tells you this is a beautiful home. Colourful internal glazing defines the space while keeping the interiors bright, and the tiling underfoot is simple but elegant.

On your left, a generous formal living room is the heart of the home. The floor here is the standout feature: an expertly laid parquet of high quality, woven in pattern, that catches and reflects the natural light from two large French windows which open onto the garden. It's big enough to fulfil two distinct roles, with space for both a formal dining setup and a separate seating area large enough for extended evenings with guests.

The breakfast room, directly adjoining the kitchen, offers dining for up to eight people in a more informal setting, and a corner arranged around a television. The kitchen is built in the traditional Sicilian fashion with tiled work surfaces, integrated cupboards and a built-in oven mount. A separate laundry area sits alongside.

To the right of the front door, is the master suite, with a slightly more modern parquet floor. As well as the private bathroom with a box shower, it boasts a French window that opens onto a private balcony with a sea view. You'd struggle to find a better spot to enjoy a leisurely morning coffee in peace and quiet.

The second bedroom also opens off the entrance hall. It's slightly smaller and doesn't have en-suite, but it does come with that nice parquet flooring and its own panoramic balcony. A hallway running past it to the main family bathroom includes a built-in wardrobe. The bathroom is large and naturally lit by an external window.

There is actually an additional entrance through the building's communal front door and entrance hall, but you would only use it if you wanted to visit the neighbours.

Decorative touches give the whole of Appartamento Gregorio a consistent reassuring feel; materials and colour palettes have been chosen with an attentive eye. The overall impression of the sea-view apartment in Casteldaccia is that it's been realised with a designer’s eye and beautifully maintained.

The home runs on its own LPG boiler, with a huge water tank shared with the condominium that takes the worry out of summer supply interruptions. High speed fibre-optic broadband makes it perfect for remote working. A carport is just at the bottom of the ramp up to the front entrance.

The one maintenance issue we spotted on our tour of the home is that both balconies show signs of some past water infiltration. However, the vendor has agreed to refurbish both the ones belonging to this apartment and the one immediately above it. These sections of the facade will be pristine before the completion of your purchase.

 

 

 

Surroundings


 

The town of Casteldaccia is home to about 10,000 residents. Its centre is a few minutes away and offers everything you would expect of a typical Sicilian community on this scale: bakeries that have run in the same family for generations, well-stocked greengrocers, post offices, pharmacies and several good restaurants.

The Cantine Duca di Salaparuta winery, founded in 1843 by the nobleman Edoardo Alliata as the original Corvo cellar, is just around the corner. It remains one of Sicily’s most important wine producers and welcomes the public for guided tours and tastings. The sea is a short drive down the hill, with the popular beach clubs and public stretches of the local coastline almost on your doorstep.

The nearest city is Bagheria, just ten minutes’ drive to the west and home to around 50,000 people. As you would expect, this guarantees a range of larger supermarkets and infrastructure. Beyond this, the outskirts of Palermo can be reached in about 15 minutes by car, and from the local train station the journey into the centre of Sicily’s capital takes roughly 25 minutes. Falcone-Borsellino airport is a 50 minute drive, putting all major European cities within easy reach. You can also get there by public transport with a single change in Palermo.

Heading east along the coast, the legendary beach of Cefalù is under an hour, opening up the Madonie mountains and some of the island’s best swimming.

 

 

Potential


 

The apartment is in good condition and ready to use right away, but at some point you may wish to improve the energy efficiency of the apartment by replacing the older window units with double-glazing, at an estimated cost of around €10,000. Some of the old air conditioning units could also be upgraded, with good quality modern hot-and-cold conditioner would costing €1,000 including installation.

From a pure investment perspective, the the size and layout of the apartment would allow you to possibly divide the home and create two independent units of nearly 100m2, each with its own lovely balcony.
