The Property
The house was originally two separate dwellings, combined in the twentieth century by the parents of the current owners. The merger was properly documented, and the floor plan is substantially compliant with the building records.
The lowest level is reached from the road below, and consists of twin garages sitting side by side. One serves as a secure car storage space, perfect if you see Casa Pino as a second home, while the other has been fitted out as a utility area with a kitchenette, a shower room, a laundry zone and its own water heater.
The main entrance is on the smaller Via Giglio, through a solid, well-crafted wooden door. This ground floor is flooded with natural light and houses a well-preserved 1980s kitchen whose wooden units echo the natural timber tones of the windows. Up on the first floor, the main bedroom is accompanied by a bathroom that has both a shower and a small bathtub, and a second room is currently used as a sitting room. A continuous balcony wraps around the entire floor, and from here the sea views begin to open up. The bedrooms at this level catch the morning sun beautifully.
The second floor mirrors this layout, with another bedroom and a second reception room. One of these would make an inspiring home office. The real draw, though, is the panoramic terrace, from which the Gulf of Termini Imerese stretches along the coast below, with direct views towards the seafront and back over the rooftops of Gratteri’s old town.
Above the second floor, a timber-framed loft is in sound condition with no signs of water infiltration, though the roof covering is older and may need attention in the longer term. We did notice a little bit of condensation but nothing that couldn't be remedied with a dehumidifier.
Throughout the house, the finishes are well chosen and, as you would expect from a property which has been in the same family for multiple generations, diligently cared-for. Marble floors and the Botticino marble staircase are complemented by artisan detailing, and the walls are rendered in Venetian plaster. The electrics date from the 1980s but are functional, and three heat pumps, some recently installed, provide heating and cooling year-round. Many of the windows are double-glazed and fitted with shutters.
Surroundings
At the northern entrance to the village, Casa Pino is only about 80m from the town hall and within very easy reach of everything Gratteri has to offer. A sociable morning coffee is a two-minute walk away in the nearest bar, and within three minutes you can reach the convenience store, pharmacy, bakery and butcher.
This is a quintessentially Sicilian community, the kind of place where neighbours greet each other by name and the rhythms of the day are set by fresh bread and the evening passeggiata. The beaches of Lascari and Campofelice di Roccella are about twenty minutes downhill, with Cefalù’s seafront and Norman cathedral half an hour away. For larger shops and supermarkets, Lascari is the nearest option. Palermo, the island’s capital and the location of the nearest international airport, is about an hour away by motorway. The Madonie Natural Park surrounds the village on all sides, offering year-round walking, cycling and, in winter, skiing at Piano Battaglia.
Potential
As noted above, the house is ready to live in, with furniture, functioning services and heat pumps already in place. The only investment to consider would be cosmetic and incremental rather than structural.
The most visible of these would be the exterior rendering, which is currently in rough condition. Plastering and painting the facade would make a real difference to the property’s first impression and would be a very manageable job. In the medium term, replacing the less efficient windows, updating the electrics and adding roof insulation would bring the property up to modern energy standards, but none of this is urgent.
The generous indoor space gives you all kinds of options for how you make Casa Pino feel like home. Either of the two reception rooms on the first and second floors could serve as an additional guest bedroom, taking the total to four. With dual street access and two garages, you could also consider dividing the property into separate units, one for your own use and one for short-term holiday letting. The lower level already has its own kitchen, shower room and separate entrance, so this would be a perfectly practical proposition.
