Two-Bedroom Apartment in Aspra, Charming Fishing Village Close to Palermo and the Sea

This two-bedroom apartment in the characterful seaside village of Aspra sits on the third floor of a small condominium, just 200m from the sea. The 130m² of living space has been maintained well, with smooth white walls, hardwood trimmings and quality PVC windows that keep out noise and cold.

With its expansive kitchen-dining room totalling 45m², two large bedrooms and generous storage, this is a property that works for full-time living in Sicily or as a second home with rental potential. The south-facing balcony catches the afternoon sun and gives you views towards Monte Catalfano, while from the north-facing French windows you can glimpse the sea above the rooftops. When you're not using it yourself, the property's location and condition make it straightforward to rent out to holidaymakers.

If you're buying a house in Sicily and looking for a property that's close to the beach but in good condition, where you can move straight in without major renovation work, this two-bedroom apartment in Aspra deserves serious consideration. The asking price is competitive for a property of this size and quality in such a sought-after coastal location.

The Property

You'll reach Appartamento Anna Marie via a well-maintained communal stairwell with marble flooring. There is no lift but it's a comfortable climb and the space is kept clean by the condominium association.

Once inside, you pass briefly through an entrance hallway and find the standout feature of the apartment on your right: the combined living and dining space. The salone, measuring 27m², is flooded with natural light from French windows and an additional window, both facing north towards the sea. Through a broad archway this connects seamlessly to an 18m² kitchen, creating a modern, open-plan living area that spans the entire width of the apartment. The kitchen has its own door onto the balcony, and you could squeeze a small breakfast table in out there if you wanted.

Both bedrooms are genuinely spacious. The larger one measures 21m², while the slightly smaller one offers 17m². Each has been decorated with a feature wall in a shade of blue, and the smaller bedroom has a glazed door opening onto the south-facing balcony. This balcony, which runs along the back of the property, offers excellent views across to Monte Catalfano to the east. It's wide enough for outdoor dining and catches beautiful afternoon and evening light.

The bathroom is spacious and fully tiled in a natural shade, with a bathtub fitted with shower attachment and curtain. There's also an additional WC just across the corridor from the kitchen. Two storerooms provide ample space for keeping everything organised, particularly useful if you do plan to rent out the apartment, keeping personal belongings secure while giving guests access to cleaning supplies and so forth.

Throughout the apartment, PVC parquet flooring creates a clean, modern feel, with the exception of the tiled bathroom. The interior doors are in good condition, and the white walls with hardwood trimmings give the space a bright, airy quality.

Surroundings

Appartamento Anna Maria is found on a quiet residential street, where parking is readily available. It's walkable to all of the amenities the village has to offer.

Aspra is found on a beautiful stretch of coastline that runs from the cosmopolitan seafront of Palermo past the sandy beach districts of Settecannoli and Ficarazzi, curving north around the rocky headland of Mongerbino and Monte Catalfano. The fishing village, which traces its origins back to Sicily's Arab period, maintains a strong traditional character despite being popular with Palermo residents as a summer retreat.

Everything you need for daily life is within easy reach. Shops are around the corner, with a supermarket just a five-minute walk away. The seafront promenade, 200m from your door, is lined with bars, restaurants and the colourful fishing boats that are Aspra's trademark. The village is famous for its anchovies, celebrated in the quirky but excellent Museum of Anchovies and Maritime Arts nearby.

The nearest train station is 2km south in Bagheria, bringing you to central Palermo in under half an hour. Palermo itself is worth getting to know – whether you're drawn to its world-class opera house, legendary street food culture or fascinating layers of history, there's always something new to discover. The island's international airport can be reached in 45 minutes by car, or by train with a single change in the city. If you're thinking about moving to Sicily, this location offers an excellent balance of coastal tranquillity and urban access.

Travelling inland from Aspra, you'll soon find yourself in the hills of the Madonie Natural Park, one of Sicily's most beautiful protected areas. The beaches along this coast are easily accessible, and the dramatic rocky promontory of Monte Catalfano makes for excellent hiking with stunning coastal views as your reward. From the Museum of Anchovies to the ancient ruins at Solunto, there's plenty to explore along this stretch of coastline.

Potential

The building was recently renovated on the outside, so there are no upcoming costs to worry about there. The windows are modern and efficient, keeping out noise and cold. There is no central heating system, but there is the infrastructure in place to install units, which could therefore be done in a single day and with the minimum of disruption. Many of our buyers find this the perfect solution both for cooling in summer and the minimal necessary heating during Sicily's brief winters.

The bathroom, while spacious and functional, does feel a bit dated. A full renovation would cost in the region of €5,000 and would modernise the space completely. The living room and one bedroom would benefit from a fresh coat of paint, but these are minor cosmetic touches that most new owners would want to tackle anyway to make the space their own.

The property is being sold unfurnished, giving you a blank canvas to work with. Monthly condominium costs are very reasonable at around €30, covering cleaning and electricity for the shared stairwell. Water consumption is metered individually for each family.
