Pristine Turnkey Rental Apartment in Palermo; Proven Holiday Rental that can Double as Your Own Second Home in Sicily's Great Capital
For the buyer who wants to start earning rental income from the moment they complete the transaction, Appartamento Multisuite offers a rare opportunity for a straightforward and profitable investment purchase.
This eighth-floor apartment in central Palermo is sold fully furnished and already generates a demonstrated net income of €15,000 per year. The rental apartment in Palermo is already under management by our sister company Solemar Sicilia, which operates over thirty short-term rental apartments in this single building and has the logistics and local knowledge to ensure smooth operations year after year.
The location, directly beside Palermo Centrale station means this is one of the best-connected properties for overground travel to be found anywhere on the island. From the front door you can reach Cefalù in an hour, or Agrigento or Messina in two. Even more helpfully for the tourist market, the airport shuttle bus and train service both terminate here, and you're also just outside the city's congestion charge zone, making parking straightforward.
The building benefited from a complete renovation approximately four years ago, which brought it to Class A energy efficiency. This included new windows, air conditioning and LED lighting throughout. The apartment has two bedrooms, plus a sofa bed in the living room, and every room has air conditioning, making it comfortable year-round for both residents and guests.
Best of all is the shared roof terrace, with twin jacuzzis. From here you can enjoy sweeping views over Palermo's rooftops to the sea and the mountains that frame the city. It's a peaceful retreat above the bustle of the streets below, and one of the main reasons guests consistently give this property excellent reviews.
The Property
Located on Via Paolo Balsamo, the building sits in the space between the historic centre and the waterfront, with La Kalsa neighbourhood—one of Palermo's most appealing districts—just a short walk away. The eighth-floor position means light floods through every window, and the views are unobstructed in every direction.
The apartment offers 62m² of internal space, with a further 2m² of balcony. You enter into a living room with an integrated kitchenette, and French doors lead straight outside. This makes the balcony a natural extension of the living area—ideal for morning coffee, evening aperitifs or simply watching the sun set over the sea.
The compact single bedroom and the much larger double bedroom both face southeast, which means they're bright and welcoming spaces to wake up in. The bathroom is fitted with a box shower and finished with tasteful majolica-print tiling. Throughout the apartment you'll find double-glazed windows, independent hot and cold air conditioning in every room, and LED lighting that keeps running costs low whilst maintaining excellent illumination.
The flat already has a washing machine, and the kitchen comes fully equipped with appliances. Everything you see—the furniture, the fixtures, the complete bathroom and kitchen—is included in the sale. This means you could move in tomorrow and start using the property immediately, or simply continue to generate income from your new rental apartment in Palermo without lifting a finger.
For more information about the building and its shared amenities, take a look at its description on the Solemar Sicilia website.
Surroundings
Centrale station is Sicily's biggest overground transport hub, and you're literally next door to it. This is where all public transport from the airport terminates, and where local trams, light railway and bus routes converge. The station serves destinations across Sicily and beyond—hourly trains to Cefalù take under an hour, whilst direct services connect Palermo to Naples, Rome and Milan. This level of connectivity is genuinely difficult to match anywhere else on the island.
The immediate surroundings have been transformed in recent years. La Kalsa, one of Palermo's four ancient quarters, was once rather rough around the edges but has undergone significant regeneration. Now it's buzzing with hip boutiques, green public spaces and interesting street art. The city's botanical gardens, founded in the eighteenth century and home to Europe's largest ficus tree, are a fifteen-minute walk away. Beyond them lies the Foro Italico, a large seafront park where locals gather to exercise, socialise and enjoy the sea breeze.
The pedestrianised Via Maqueda, which runs through the heart of the historic centre, begins about ten minutes from your door. From there you can reach all of Palermo's main attractions on foot or by bicycle—the Quattro Canti, the Arab-Norman cathedral, the Teatro Massimo, and the sprawling street markets of Capo, Vucciria and Ballarò. The recently renovated marina, with its dancing fountains and excellent restaurants, needs just a fifteen-minute stroll.
Falcone-Borsellino airport is connected to the station by bus, train and the airport shuttle, with journey times of around forty-five minutes to an hour. Day trips to Monreale, Cefalù or Agrigento are all straightforward from this location, and you're also just outside the ZTL congestion zone, which means you can park without the restrictions that apply in much of the historic centre.
Potential
This property requires no work whatsoever. It's turnkey in the truest sense—ready to move in, or ready to continue generating rental income from day one. The real question is how you want to use it, and that depends on your own situation.
If you're looking for an investment property, the numbers speak for themselves. The apartment has been generating an average of €15,000 per year net income over the past four years, and that's after agency fees and cleaning costs have been deducted. Solemar Sicilia manages over thirty units in this building alone, which gives them economies of scale that smaller operators simply can't match. They handle everything from marketing and bookings to check-ins, cleaning and maintenance. If you look at our guide to running an Airbnb in Sicily you will see just how much time and labour is saved by this kind of arrangement.
Alternatively, you might want to use the property yourself for part of the year and rent it out when you're not there. Palermo is becoming an increasingly popular destination for digital nomads and longer-term stays, and the connectivity offered by this location makes it particularly attractive for people who need to travel regularly. The building's excellent transport links, low running costs and efficient layout mean it would work well as a base for someone spending extended periods in Sicily whilst maintaining commitments elsewhere.
Either way, the Class A energy rating and low condominium fees of €40 a month mean your running costs are among the lowest you'll find anywhere in Palermo. If you'd like to discuss the property's rental potential in more detail, or learn more about how our sister companies can support you with property management or relocation services, our friendly multilingual team is always happy to help.
