A Sea-view Villa near Palermo with Two Independent Apartments, Terraces, Garden and Proven Rental Income in Casteldaccia
On Sicily's Tyrrhenian coast, within easy reach of the island's bustling capital city and the beaches of the northern shore, the small town of Casteldaccia balances year-round community with terrific convenience. Casa Enza, on the southern edge of town in a leafy residential street lined with villas, is a sea-view villa near Palermo that is ready to live in from day one.
Built at the end of the 2000s and kept in excellent condition, the property spans four levels and around 250m² of living space, with three bedrooms, four bathrooms, an open-plan kitchen and living area and multiple terraces. The layout, with twin entrances on the ground and first floors, means that it can function perfectly as two independent apartments, one of which is currently operating as a successful holiday let, with all the necessary facilities and licenses.
Warm sunny tones on the walls, terracotta floor tiles, lovely decorative tilework on the staircase and wrought-iron details throughout give the whole place a welcoming Mediterranean character with some personal design touches. Outside, around 200m² of private garden, terraces and a wood-fired oven set the scene for the kind of outdoor living that draws people to Sicily in the first place. Real grass in the garden is a genuine rarity on the island and would be a huge bonus for children.
This family-sized residence would be an amazing backdrop for a new life in the sun, or a retirement property for a young-at-heart couple who want to host all the grandchildren at once. Alternatively, the fact that the upper apartment is usable for short-term letting means that part of your investment can pay for itself when you don't have a house full of guests.
It will be sold semi-furnished: ready to be lived in straight away but with room to make it feel fully your own.
The Property
You reach Casa Enza by a well-maintained provincial road, and as soon as you pass through the wrought-iron automatic gate it gives an immediate impression of calm. The garden is around 200m², with one entrance down a half flight of steps and the other on the first floor on the opposite side of the house.
The way into the lower level, currently living quarters for the vendors, is through a shady and cool terraced area with an outdoor kitchen. A traditional wood-fired oven and a long dining table are perfect for long summer evenings spent cooking and dining al fresco, and it's position slightly below street level helps keep it very pleasantly cool. Inside, the space is surprisingly bright for a lower level, thanks to a generous entrance and strategically placed windows. The bespoke kitchen has a warm, rustic character and sits a couple of steps from a generous indoor living area. A large double bedroom, a bathroom finished in elegant blue tones and a utility room complete this floor.
A handsome solid-wood staircase with an artisan wrought-iron balustrade leads up to the ground floor, which has its own independent entrance with a reinforced door opening onto the garden. The feel here shifts to something distinctly contemporary: a modern open-plan living space flooded with light through a large French window that opens onto yet another terrace. A windowed bathroom completes the level.
The upper floors measure around 125m² net. On the first, two generous double bedrooms each enjoy corner balconies from which you can already catch a glimpse of the sea, framed by surrounding greenery and rooftops. One bedroom includes a walk-in wardrobe. The current colour palette on this floor is quite personal, but the bones are there for you to make it your own with minimal effort.
At the top of the house, the second-floor loft conversion is an open-plan studio with a maximum ceiling height of 2.40m, served by a windowed bathroom. Two automated skylights fill the space with natural light, but the star attraction is the French window leading to a generous private terrace with a commanding sea view. It is the kind of spot where a morning coffee becomes the highlight of your day.
Cavity wall insulation, external thermal cladding and high-quality PVC windows with thermal break keep humidity at bay and the climate comfortable year round. Mosquito screens mean you can enjoy fresh air without frustration. The villa has solar water heating, radiators, air conditioning in every room and is awaiting authorisation for a photovoltaic system.
Surroundings
Casa Enza sits on the edge of town, which gives you green countryside views and mountains from the balconies but a walkable neighbourhood at your feet. The town centre, with its bakeries, cafés and local shops, is a comfortable fifteen-minute stroll. A couple of good pizzerias are even closer. A supermarket is about ten minutes away by car, and the golden sand beaches of the Casteldaccia and Bagheria coastline are only a couple of kilometres in the other direction.
With around 10,000 residents, Casteldaccia has everything you need on a day-to-day basis without the noise of a city. Schools are in the town itself, and Palermo's well-regarded international school is an easy commute away. Bagheria, the nearest city, is just ten minutes by car and offers a wider selection of restaurants, shops, pharmacies and services.
The local railway station puts you in the historic centre of Palermo in just twenty minutes, ideal for enjoying the city's cultural and gastronomic scene without the stress of driving. In the other direction, the motorway brings you to the Norman cathedral and sandy beaches of Cefalù in around forty minutes. From this central spot on the north coast, almost all of Sicily is reachable within two hours by car. Palermo's Falcone-Borsellino international airport, with year-round connections to dozens of European cities, is easily reached.
Potential
As mentioned above, the current owners have made the most of the twin entrances and split layout: they live comfortably in the spacious lower apartment while running the upper floors as a licensed holiday rental, with all the necessary paperwork (including CIR and CIN registrations) already in place.
The lower 'apartment' is not actually classified as residential space on the land registry, but with 123m² of internal space the owners have been living very comfortably in it for years. Reclassifying would be a straightforward administrative process at only modest expense, and we can put you in touch with professional specialists to take care of it.
You could continue this arrangement, financing your new life in Sicily with a proven income stream. Alternatively, you might prefer to unite the entire building into one expansive family residence, or use the independent section to host visiting friends and relatives in total privacy. As a full-time family home, the space, the garden, the sea views from the top terrace and the proximity to schools, shops and the beach all add up.
If you plan to live in one apartment and host guests in the other, you can probably manage things yourself. But if you are buying the upper floors as a holiday home and only visiting a few times a year, our sister company Solemar Sicilia can take care of everything while you are away, from marketing and guest communication to cleaning and check-ins, so that your holidays are really downtime when you are here. And if you need help beyond the completion of the purchase, from utilities transfers and opening an Italian bank account to changing your residency, our popular Welcome to Sicily relocation management service can take care of everything before you even arrive on the island.
