The Property
Just across the road from the sea, the block of flats directly overlooks the rocky beach and is built a couple of metres off the ground to give you the best possible sea views. It’s a simple but effectively designed structure finished in recently refreshed sandy yellow plaster. A front wall in exposed stone gives extra character. The roof of the block has been completely redone and insulated with rock wool, and all the gutters and downpipes are also new and of excellent quality.
Casa Filippo itself offers approximately 70m2 of indoor space and an additional 40m2 of patio. This is laid in a smart terracotta tile. The front veranda is very open with a perfect sea view. This is a generous 20m of seafront terrace, facing east and sunny right through the morning. Complete with sun loungers and an outdoor table with parasol, its a spot that will immediately put you in the holiday mood. A long corridor of patio runs down the side of the property, enclosed by a cream yellow fence but useful for storage as well as access.

The apartment’s 4.5m ceilings really expand the space and even from this height, well-distributed recessed lighting gives a great unobtrusive coverage. The windows have electric blackout shutters in aluminium on the outside, and white linen curtains inside.
Each room has air conditioning, and the property has 10cm thermal insulation and PVC window frames with double glazing and thermal break to make sure the temperature stays just how you want it to be.
The seafront apartment in Sicily’s beautiful Nebrodi coastline benefits from a 1000 litre water cistern, but as water is always available in Marina di Caronia (this is not to be taken for granted on the island) the house is obviously connected to the mains water supply and the cistern would only be an emergency backup. A gas cylinder powers an external boiler to generate hot water.
Surroundings
Besides the lovely beach, Marina di Caronia is home to several restaurants and a few shops, including a butcher’s and a grocery store right around the corner. It’s slightly busier in summer, especially on the seafront. There is a train station just a five minute walk away from Casa Filippo, and this will take you anywhere along the north coast of the island, from Sicily’s capital Palermo in the west to Messina in the east.
A ten minute drive up into the hills takes you to the village of Caronia. This is a similar size to Marina, but older and more of a year-round community.
When you need a supermarket shop, Santo Stefano di Camastra is just a ten minute drive away. This is a small town of about four thousand people. Only ten minutes further away, Sant’Agata di Militello is more than twice the size and offers infrastructure like an efficient little hospital and the Nebrodi’s tourist port. From here you can take small boats along the coast, but also out to the mysterious volcanic Aeolian Islands.
The tourist paradise of Cefalù is 40 minutes’ drive or a similar train ride. Messina takes 80 minutes and Palermo about 90. This is where you’ll find the closest airport.
Potential
Nothing needs to be invested in the seafront apartment in Sicily – you only need to arrive. It has an independent access and is not part of the condominium that runs the building, so there is not even any condo fee to pay.
If you want to add some finishing touches, perhaps an outdoor shower could be installed along the little passageway, giving you a lovely spot to cool off and to wash the sand off your feet on the way home from the beach? There is already plumbing from the bathroom on the other side of the wall. Maybe a little sofa could make the kitchen a bit cosier.
