Ground-floor Renovation Property in Trapani with Private Terrace and Garden, Moments from the Beaches of Western Sicily
Casa Giulia is a ground-floor property on the outskirts of Trapani, one of the most attractive and affordable cities in western Sicily. Sitting on a narrow spit of land between the Tyrrhenian and Mediterranean seas, Trapani is the gateway to the Egadi Islands and a city whose Phoenician and Baroque heritage runs deep. It is an accessible place to buy a house in Sicily, whether as a holiday home, a base for a new life on the island or a rental investment. Unlike some beach towns in Sicily, it stays busy and active throughout the year.
The neighbourhood is well served all year round, with pharmacies, bakeries, butchers and a supermarket within walking distance. A bus stop nearby connects you to the port and old town without needing a car. If you do own or rent one, the fact that the property is conveniently positioned for the motorway makes this a very practical base for exploring western Sicily by road. On-street parking is safe and easy to find.
This renovation property in Trapani comes with a private rooftop terrace and an adjoining plot of land, giving you the option to create your own garden and outdoor living area on the lower slopes of Monte Erice.
All paperwork is in order, including a certificate of habitability and full planning and cadastral compliance.
The Property
The entrance brings you through a little entrance hall directly into the main body of the home; a large, triangular living room with an open-plan kitchen. Beyond this is a bathroom with a shower, and a long space which also has direct access from the street, suitable for bringing bikes or scooters indoors. There's a good deal of square metreage here, and as you reconfigure the space to your own needs it could be very helpful.
Above the apartment is a large private terrace, currently reached via a door inside the property that leads to the building’s shared stairwell. Although this is not included in the sale, a right of passage grants access up to the roof level. If you wanted to create a direct, private route from inside the property straight up to the terrace, the ground-floor storage room has the ceiling height to accommodate a spiral staircase.
Adjoining the terrace is a private plot of land. The two can be connected to form a garden, backed by the lower slopes of Monte Erice, which bring a surprising amount of greenery to this edge of the city. It is the kind of outdoor space you would associate with a country house rather than an urban neighbourhood – one of those details of everyday Sicilian life that you come to treasure.
Drainage is through the municipal sewerage system.
Surroundings
Casa Giulia is on the outskirts of what is, for all practical purposes, Trapani. Some confusion could arise from the fact that official documentation places it in the municipality of Erice – don’t mix this up with the medieval hilltop town at the top of the mountain! Down at sea level the two towns merge seamlessly, and you pass from what is officially Trapani into Erice without even noticing. This urban area is home to over 80,000 people, meaning that you can expect all the infrastructure of a medium-sized city, including sports facilities, schools and a large hospital.
Trapani’s beaches are around three kilometres away as the crow flies, and not much further on foot or by bike or car. The port from which ferries depart for the Egadi Islands of Favignana, Levanzo and Marettimo lies on the southern side of the old town, at the tip of the peninsula. The scenic little town of Valderice is just up the hill, and the main coast road leads to San Vito Lo Capo and the Riserva Naturale dello Zingaro, among the finest stretches of coastline in the Mediterranean.
Looking further afield, the region’s famous salt flats, the wineries of Marsala, the ancient amphitheatre of Segesta, the beautiful harbour of Castellammare del Golfo and even the Greek temples of Agrigento are within easy driving distance. If you haven't already checked it out our comprehensive guide to the wider province of Trapani should fill you with inspiration for exploring the area. The airport of Sicily’s bustling capital, Palermo is under an hour away by car.
Trapani-Birgi international airport is less than 25 kilometres away, with connections to many European cities. For a renovation property in Trapani at this end of the market, the logistics could hardly be better. A car is the most practical way to get around from this location, and the medieval citadel of Erice is easily reached by road or cable car.
Potential
The property results from a recent subdivision and is not yet connected to the electricity or water supply. The mains for both run along the street directly outside the entrance, so connection costs and timeframes are minimal.
Renovating a property of this kind involves updating the electrical system, fitting new bathroom fixtures and replacing the windows and doors to improve comfort and energy efficiency. The open-plan interior can then be redesigned to create, for instance, a separate bedroom. The budget will depend on the scope of work and the finishes you choose, but a straightforward renovation at current Sicilian rates is well within the reach of most buyers at this price point. Trusted local professionals can advise on the specifics, and our project management service allows us to oversee the work on your behalf if you are not on the island during the build. Many of our clients who have renovated through us would be happy to tell you how it went.
With the Egadi Islands and Trapani’s year-round appeal drawing steady tourist traffic, a finished renovation property in Trapani of this kind would have short-term rental potential. If you prefer someone else to manage the letting, our sister company Solemar Sicilia has years of experience in holiday rental management across the island.
As the only agency focused on the international market in this part of western Sicily, we can assist with every step of the purchase and beyond – from utility connections and paperwork to opening an Italian bank account. Get in touch to find out more.
