In the Kalura district on the eastern side of the rock that overlooks Cefalù, the iconic beach town on Sicily’s north coast, Casa Ignazia is part of a historic coastal building just twenty metres from the water’s edge. Opposite the former Hotel Pink, with direct access to the sheltered rocky coves of the eponymous beach, this is a renovation project with the potential to become a practical and secluded holiday home in one of the most sought-after corners of north Sicily.

Arranged over two floors, the property's first-floor functions as a self-contained apartment with a bedroom, living area and bathroom. On the lower level, two further rooms of roughly 20m² each offer a wealth of possibilities as a second little flat or guest rooms to increase the sleeping capacity. There's also a loft space that could be handy for storage, albeit too low to convert into living space.

Exposed stone on the exterior and an original timber roof trusses give Ignazia a strong personality and sense of its own history. It's bright and warm inside and out, with the east-facing balcony catches the morning sun, and parking right outside the front door is easy – a real advantage over the old town centre.

The roof needs attention, the electrical and plumbing systems will need to be updated and the ground-floor spaces are still very raw. But at this price point, within walking distance of Cefalù’s medieval old town and golden beach, the opportunity to buy a family sized house and shape it entirely to your own taste is genuinely rare. The Property


Part of a larger historic building divided among several owners, entry to the house is through a shared entrance, before a staircase brings you up to the first-floor apartment. Once inside, a corridor connects a well-sized bedroom, a living room with a kitchenette, and a bathroom of about 6m².

Both the bedroom and living room open onto an east-facing balcony, where morning light is generous. The bedroom is particularly bright and airy, with two additional windows.

From the living room, a staircase climbs to the attic, where original wooden roof trusses are visible. These structural elements give the space real architectural interest, and with a thoughtful renovation they could become a dramatic feature. We have a potential solution in mind which we'll discuss when we speak about the home's potential.

On the ground floor are two further rooms, each of around 20m². The first is directly below the upstairs living room, reached from the same shared entrance and staircase. It was probably used as a storeroom or workshop in the past. The second room is at the rear of the building and has its own independent access. Above this rear room is a separate property not included in the sale.

The exterior features attractive exposed stone, and there is a small enclosed garden area. One of the great practical advantages of the Kalura location is that you can drive right up to the front door and park easily, something that’s simply not possible in Cefalù’s old town.

 

 

 

Surroundings


 

Kalura is one of the most pleasant stretches of coast just outside Cefalù’s historic centre. The small coves here are something of a well-kept secret: many visitors never discover them, and savvy locals come here to escape the crowds during high season. The beach catches plenty of morning sun and the water is clear and sheltered.

In the immediate neighbourhood you’ll find several hotels, bars and restaurants. Among these are Bar Il Solito Posto, the restaurant at Hotel Kalura, and the Michelin-noted Il Capone at Hotel Le Calette, one of Cefalù’s most prestigious five-star addresses. The marina is a short distance away, with more restaurants and pizzerias looking out over the water.

Cefalù itself is a lovely twenty-minute walk away, past the lighthouse along the coast. The medieval old town, the Arab-Norman cathedral, the atmospheric piazzas and the long golden beach are all part of the authentic Sicilian life that draws visitors from all over the world.

Heading inland, the landscapes of the Madonie Natural Park begin just twenty minutes up the road, with a beautiful array of woodland, pasture and mountains. Whether you like to hike, bike, drive or ride you could explore this great natural paradise for years without every tiring of its invigorating air and unspoilt panoramas.

Palermo, Sicily’s bustling capital city, is about an hour to the west, and its Falcone-Borsellino international airport connects to all major European destinations. You can reach it by direct train in the summer months, and with only a single change in low season.

The building is alongside the current railway line. Train traffic is relatively limited during the day, and with the planned new tunnel route nearing completion, the existing track is expected to be decommissioned. The project envisages converting the old rail corridor into a long cycling and walking path linking Cefalù to the Castelbuono coast station, which would be a welcome addition to the area.

 

 

 

Potential


Casa Ignazia offers a lot of options for how to use the space. One approach would be to keep the first floor as a sleeping area with bedroom and sitting room, while converting the ground floor into a kitchen and open-plan living space. Alternatively, the ground-floor rooms could become additional bedrooms, leaving the upper level as the main entertaining and cooking area.
With some structural work, the two ground floor rooms could be connected to each other internally, and a new staircase from the upstairs living room would tie the whole property together as a home to renovate in Cefalù on two levels.

While the main timbers of the roof appear to be in reasonable condition, the boarding and insulation will need to be replaced. We would be in favour of removing the existing ceiling slab on the first floor to leave these historic trusses exposed. You'd get a taller, roomier and much more characterful living space, and you could still create storage or something like a little home office on a mezzanine level.

A comprehensive renovation, including a new roof, updated electrical and plumbing systems, connecting the ground-floor rooms, adding a second bathroom, new windows and doors, damp treatment and the installation of heat pumps for year-round climate control, could be expected to cost in the region of €70,000 to €110,000 depending on the design choices and finishes. The result would be a home to renovate in Cefalù transformed into a characterful coastal property at a total outlay that remains remarkably competitive for this part of Sicily.

Cefalù has essentially unlimited demand for short-term holiday rental accommodation during the summer months, and a well-finished property in Kalura, steps from the sea, would be very well positioned to earn its keep when you’re not using it.
