Vacation home with ocean views in the province of Palermo, four kilometers from the Gulf of Termini Imerese
This charming country house with ocean views and a large garden is an excellent mid-range vacation home in an easily accessible and picturesque region in northern Sicily. Surrounded by olive groves and orchards, 380 meters above sea level and four kilometers inland in the municipality of Trabia, west of Termini Imerese. Just a fifteen-minute drive from the beach, it is also ideally situated for excursions to Palermo and Cefalù.
Despite this convenient location, thanks to the few kilometers of hills separating Casa Ilona from both the Tyrrhenian coast and Sicily’s main highway, the E90, you’ll find yourself in a very quiet, peaceful, and scenic area cooled by a pleasant breeze. The Gulf of Termini Imerese can be seen on the horizon, as can the rocky Capo Zafferano peninsula.
The vacation home, which is just over 60 m² and offers ocean views, consists of an open-concept living area with a fantastic kitchen, a bedroom with a walk-in closet, and a bathroom with a shower. Additionally, a basement provides a garage and a laundry room.
A special highlight is the large terrace that runs along the side of the house; it is partially covered and shaded by several tall evergreen trees. The house was partially renovated last year and is in very good condition with some beautiful features. It would also be an interesting investment in the tourism sector.
The Property
The kitchen, included in the sale price, has been lavishly fitted in a rustic style with wooden countertops and ample storage space. On the other side of the open living room is a sitting area with a pellet stove, clad to resemble a traditional brick fireplace. Exposed wooden beams on the ceiling echo the kitchen surfaces and emphasize the farmhouse charm. An air conditioner provides pleasant coolness on hot summer days and serves as an alternative heat source in winter.
The bedroom is compact and features a small walk-in closet in the back corner. The sellers are willing to include the comfortable wooden double bed in the sale, and no additional furniture is needed in this cozy room. At the end of the hallway is the well-maintained bathroom, which is modern yet ties in with Sicilian tradition through the monochromatic majolica tile finish of the shower stall.
The floor is made of travertine, a beautiful natural stone, and the windows are new, well-insulated, and fitted with exterior blinds in a cheerful green. Casa Ilona is connected to the municipal electricity and water networks; wastewater is discharged into an Imhoff tank.
Outside, you can enjoy approximately 1,000 m² of garden. A concrete driveway leads up from the automatic entrance gate, past the first of the property’s many terraces. There is parking for three cars before we reach the spacious garage next to the utility room.
The next level of the terrace flanks the house. It is spacious and beautifully designed, with a well-maintained perimeter wall finished in white plaster and stone accents. The Gulf of Termini Imerese can be seen between the surrounding trees, and about a third of the area is covered by a fixed awning.
One level higher, directly in front of the garden, which continues across several terraces, a patio has been created. The icing on the cake is the flat roof of the main building, which is accessible via an outdoor staircase. Most of the property is not fenced or walled, but it is completely safe to walk on and offers the best view of the entire property with its own covered seating area.
When we were here filming for our virtual tour, some areas of the property boundary were not yet completed. However, the seller is in the process of finishing this work, so it will be completed by the time of sale.
Surroundings
The vacation home with ocean views offers a wonderful sense of seclusion, yet is still well-connected. The nearest villages, Trabia and San Nicola l'Arena, are each just a fifteen-minute drive away. If you don’t have a car or motorcycle, this property is likely not the right fit for you. The slightly larger town of Termini Imerese is just a twenty-minute drive away.
To the south lies Lake Rosemarina, and from here the hills begin to rise, particularly to the east toward the spectacular Nebrodi Nature Park. To the north, you’ll quickly find some beautiful beaches. Ombelico di Venere is a particular favorite of our agent Romolo. Just ask for more local recommendations!
The nearest airport, Palermo Falcone-Borsellino, is about a fifty-minute drive away.
Potential
However, there is an urgent issue that needs to be addressed before the beach house is fully completed.
You might look at the terraced garden and think, “This would be a great spot for a swimming pool”—that’s exactly what the current owner thought, and he began the work a few years ago. A section has already been partitioned off and bricked up, allowing for the construction of a three-by-seven-meter pool. However, the work was not completed due to personal reasons. The work already done has, however, led to water seepage on this side of the raised terrace, extending all the way to the exterior wall of the bedroom. Unfortunately, you’ll need to budget approximately €15,000 to €20,000 on top of the purchase price to fix this issue. The good news is that if you do this and can allocate an additional €10,000 to the budget, you can complete the pool project and enjoy the perfect way to cool off on sunny summer days!
If you really want to make a perfect first impression, you could also add some greenery to the area around the entrance and the driveway, but here you can achieve great results with very little effort.
