With nearly 220m² of indoor space spread across four storeys, Casa Rosaria is one of the larger town houses we've come across in the small villages of the Madonie Natural Park. On one of the main streets into Gratteri’s atmospheric old town, it offers something else that is a true rarity in a hilltop village like this where land comes at a premium: a private garden. This combination of indoor and outdoor space really sets the attractively priced home apart.
You'll find it on Corso Vittorio Emanuele, with direct car access and parking right outside the front door. For anyone considering a purchase in Sicily, this mix of historical setting and convenience is worth its weight in gold, in a village whose cobbled alleyways are often too narrow for vehicles. Whether you're worrying about the mechanics of moving, the practicalities of future renovation work or just the day-to-day routine of getting the shopping indoors, that vehicle access is a huge boon.
Gratteri remains one of the most scenic and unspoilt traditional villages on the island, untouched by mass tourism yet well connected to the coast and the wider region. Casa Rosaria needs work, but for a buyer who wants a townhouse with private garden in a Madonie village, the combination of generous proportions, original character and that remarkable outdoor space makes it a compelling prospect.
The Property
Casa Rosaria is a traditionally built stone property with a mix of reinforced concrete and timber floor structures. The external facade is in good general condition and does not require significant structural work. Inside, the house is arranged over four floors with a broadly consistent layout of one or two rooms per level, connected by a reinforced concrete staircase finished in marble, which is in excellent condition throughout.
The ground floor has a single room with a street-facing window, and an under-stair space that could serve as a small laundry area. An original stone sink is still in place here, a lovely piece of authentic craftsmanship. The ground level shows only minimal natural damp rising, with no significant structural concerns.
On the first floor, a front room with a small balcony overlooks the street, with 1980s-era terrazzo flooring and walls and ceilings in very good condition. Behind this, at the rear of the property, is one of Casa Rosaria’s most striking spaces: a room that has been carved directly into the rock face. This atmospheric chamber has a powerful sense of identity and would lend itself beautifully to a wellness room or sauna. The timber floor structure above this rear room shows visible bowing and will need to be rebuilt. There is also the option of creating an additional bathroom in the stairwell on this level.
The second floor has a street-facing room currently used as a kitchen, with a non-load-bearing wall which could easily be removed to create a more contemporary open-plan living and cooking space. A small bathroom off the stairwell needs to be completely redone. The pitched roof above shows localised damp, likely resolvable with a partial overhaul of the roof tiles. To the rear is a large room of approximately 25m², whose timber floor structure is significantly sagged and requires full reconstruction. The windows and staircase on this level are in good condition.
The top floor is set back from the front of the building and contains two rooms. The first of these has beautiful original chequerboard cement tiles (cementine) that are well preserved, and the floor structure here, while slightly dipped, may be salvageable if you reinforce it rather than needing replacement. The views from here are panoramic, open and exhilarating, stretching all the way to the sea. To the rear a second room, listed in the official plans as a kitchen, has a partition wall that could be taken down to improve the flow of the space. From here you step out onto a small terrace and into the private garden at the rear of the property.
We can't oversell the shock of finding a real garden in a village like Gratteri. A Madonie Park house with garden is a surprise, one in the centre of the old town is practically unheard of. Whether you imagine it as a dining terrace, a kitchen garden, a place to relax with a book or simply a quiet spot to take in the mountain air, it transforms the character and adds possibilities and a literal breath of fresh air to the property.
Surroundings
Corso Vittorio Emanuele is one of the main roads into Gratteri, a wonderfully friendly little village noteworthy to historians for the ruins of the medieval Castle Ventimiglia. It's home to around a thousand residents and has the essentials on hand: convenience stores, a greengrocer, a pharmacy, a butcher, a local bar and a pizzeria. Everything is within easy walking distance.
For larger supermarkets and other shops, you can drive twenty minutes downhill to Lascari, where you will also find a lovely stretch of public beach along the north coast. The real jewel, though, is the enchanting town of Cefalù, roughly half an hour away, with its atmospheric medieval old town, golden sandy beach and UNESCO-protected Norman Cathedral. It is one of the most iconic destinations in the whole of Sicily.
Gratteri is roughly 700 metres above sea level in the heart of the Madonie Natural Park, midway between the coast and the high peaks of the interior. The park is a haven for trekking, hiking, cycling and driving, with a level of natural beauty and biodiversity that is difficult to match in southern Italy. The villages that dot the Madonie landscape each have their own festivals, culinary traditions and distinctive character. In winter, the highest slopes are above the snow line, and you can ski at Piano Battaglia, less than an hour to the south. Gratteri also has reliable fibre-optic internet, which makes it a surprisingly viable base for remote working.
The nearest airport is at Palermo, around ninety minutes’ drive to the west, via the E90 motorway which runs just a few kilometres from the road down from Gratteri.
Potential
Casa Rosaria is structurally sound, and its original features – the rock-hewn room, the antique stone sink, the chequerboard cement tiles – are genuine assets that give the property real character. The private garden is, of course, the standout element, and its value in a village where no comparable outdoor space exists cannot be overstated.
The main works required include the full rebuilding of at least one timber floor structure (approximately 25m²) and the inspection and possible consolidation or replacement of a second. The existing bathroom needs to be completely redone, and a second bathroom should be created. A partial revision of the roof tiles will address the localised damp on the second floor. The electrical system will need updating, and climate control (heating and cooling) should be installed. The windows and doors also need attention.
A budget of around €40,000 is a reasonable minimum to bring the house into a comfortable, functional state. A more ambitious renovation, with a full redistribution of the internal layout and higher-end finishes, could reach €100,000 or more. Either way, the result will be a generous Madonie Park house with garden – something that simply does not come along often.
The property is big enough to make a very comfortable primary residence, and the garden obviously helps this further.
