Property Description

Spacious five-bedroom Sicilian Holiday Home with Sea Views, lovely terrace, and Room for the Whole Family.

Looking for space, style, and a sea view from a sun soaked veranda, all in one of western Sicily’s most sought-after seaside towns? Casa Silvia in Castellammare Del Golfo delivers all that and more, offering three separate apartments, five bedrooms, and panoramic views, just 15 minutes’ walk from the beach.

This newly built 210-square-metre property is spread across three floors and includes three fully finished apartments, a 46m² garage, a solar-powered water heater, and a blank-slate on the ground floor to make your own. Each apartment features modern interiors, air conditioning, heating, and balconies, plus a spectacular veranda on the top floor with views over Castellammare del Golfo and the sea beyond. Whether you’re housing a large family or welcoming guests, there’s space and flexibility in abundance.

Perched at the top of this historic coastal town, Casa Silvia is just a short walk from shops, restaurants, and cafés. You’re minutes from sandy beaches and a harbour full of day cruise options, with the scenic towns of Scopello, Trapani, and Palermo all within an hour’s drive.

Add in the rising property values, up 5–6% annually, and you’ve got a sound investment with genuine future potential. Whether you want a luxurious family getaway, a smart long-term buy, or both, Casa Silvia is a rare find in a location that just keeps getting better.

The Property

Casa Silvia spans all three floors of a 210-square-metre building and offers a rare combination of space, flexibility, and modern Sicilian charm. On the ground floor, you’ll find two separate spaces: a small dwelling to the left and a spacious 46-square-metre garage to the right, ideal for parking, storage, or even a workshop.

Heading up the beautifully tiled terracotta staircase, the first floor contains two separate apartments. The larger of the two (around 45 square metres) is centred around a bright, well-designed kitchen-living room with a sofa, dining table, balcony, and both air conditioning and heating. Off this central space are two double bedrooms, each with its own balcony and ceiling fan, plus a modern bathroom with all the essentials.

The second apartment on this floor is slightly smaller, about 25 square metres, but follows the same smart design. It has one bedroom, a balcony off the kitchen-living area, and another neatly finished bathroom.

At the top of the building sits the crown jewel of the property: a spacious 70-square-metre, high-ceiling apartment. You enter into an open-plan kitchen-living area with a sofa, dining table, balcony, and bathroom. The kitchen may seem modest at first, but that’s because most of the living happens in the spectacular covered veranda just beyond. With panoramic views over the town, the hills, and even the sea, this outdoor space comes equipped with a wind-sensor awning and plenty of room for seating.

Two bedrooms sit along the corridor that wraps around this terrace, both featuring traditional Sicilian terracotta accents, with one enjoying its own south-facing balcony. There’s also a dedicated boiler room here, fitted with a water softener and housing a 300-litre water tank powered by solar panels on the roof.

As it is a new build, Casa Silvia’s three apartments are in impeccable condition throughout. All three apartments feature tasteful modern design, with wooden-style laminate kitchens, neutral tiles, and clean-lined bathrooms, while still keeping just enough Sicilian character to remind you where you are.

Surroundings

Casa Silvia is located in Castellammare del Golfo’s historic centre, just 800 metres from the sea. You can reach the town’s lively restaurants, pubs, and beaches with a 10-minute downhill walk, while essential amenities like supermarkets, pharmacies, and cafés are all within just five minutes.

This picturesque town of 15,000 residents sits on Sicily’s northwestern coast, between sea and hills by Monte Inici. When the Arabs arrived in 827, they named it Al Madarig, meaning “the steps”, a fitting title for a town built on a steady slope, with Casa Silvia ideally perched near the top. The town offers a lovely harbour for day cruises, a dramatic seaside castle, and access to countless beautiful beaches along its 30 kilometres of coastline.

Beach lovers will be spoiled for choice: Scopello is just 15 minutes away, the quiet hidden gem of Macari is a 40-minute drive, and San Vito Lo Capo, Palermo’s favourite summer escape, is reachable in under an hour. For culture seekers, the ancient Doric temple of Segesta is nearby, while Palermo’s grand theatres, imposing cathedral, and legendary street food lie just an hour to the east. Meanwhile, Trapani’s famous port, fascinating history, and unique salt flats are only 40 minutes away, and Punta Raisi airport can be reached in an easy 35 minutes by car.

Potential

When it comes to improving this newly built property, your attention will likely turn to the 25-square-metre space next to the garage on the ground floor. Currently a blank slate, it could easily be converted into a fourth mini-apartment, ideal for extended family or guests, or even as a hobby room or home gym. As always, our team can connect you with the right local professionals to make any upgrade as painless as possible.

If you’re considering rental income, there are a few practical things to keep in mind. The entire property shares a single plumbing and heating system, as well as a unified electricity supply. This setup works well for large families or friend groups occupying all three apartments together but could pose a logistical challenge if you intend to rent them out separately. Similarly, the property cannot be divided cadastrally, meaning formal separation into distinct units isn’t currently an option. However, if you are interested in pursuing this, our sister company Solemar Sicily will help you make this a reality

That said, Castellammare del Golfo remains one of western Sicily’s most sought-after destinations, both for domestic and international tourists. With property prices in this town rising by 5–6% year-on-year, Casa Silvia not only offers a wonderful place to spend your summers but also solid long-term investment potential.

If you are interested in Casa Silvia, or moving to Sicily in general, but don’t know how to get started, our team will be happy to put you in touch with our affiliated specialists, and help you every step of the way with whatever you need.
