Beautifully Renovated and Fully Furnished Holiday Home in Santa Flavia; Perfect Investment Purchase with Proven Rental Income

On the second floor of a quiet residential building on Corso Filangeri, Casa Brigitte is a fully renovated one-bedroom holiday home in Santa Flavia. It is sold with all of the fixtures, fittings and furniture you see in our virtual tour included. Best of all, the full set of paperwork needed for tourist renting is in order and will transfer to the new owner.

The flat has a solid track record in the short-term rental market, with gross annual revenue over €10,000 thanks to strong ratings on popular booking platforms. CIR and CIN licences and habitability certificates are all in order, and the apartment was even featured in Airbnb’s selective Plus program. This means your new purchase can keep earning from the day you complete the purchase.

Santa Flavia occupies a lovely stretch of authentic Sicilian coastline between Palermo and Cefalù, with a quieter, more residential character than the better-known tourist towns. The building has only three residential units, the train station is a five-minute walk and daily amenities are on the doorstep. The fishing village of Porticello, the ancient ruins of Solunto and several beaches are all within easy reach.

Whether you are looking to generate rental income, secure a Sicilian base you can let when you’re not using it, or simply acquire a well-finished property in one of the island’s fastest-growing coastal markets, Casa Brigitte delivers great value at this modest asking price.

The Property

The building is a well-kept 1970s structure on Santa Flavia’s main thoroughfare. A small bar occupies the ground floor, with one residential unit on each of the upper levels. This compact condominium keeps shared costs simple: the common areas amount to a hallway and a polished stone staircase with metal banisters. The main facade facing Corso Filangeri has been renovated and insulated, with all exteriors redone and waterproofed.

You reach Casa Brigitte on the second floor. The front door opens into an open-plan living space where kitchen and sitting room flow together around a wooden breakfast island. The kitchen is fully equipped and finished with a contemporary majolica backsplash. In the lounge area, a leaf print motif on the wall sets a warm, relaxed tone, and a ceiling fan keeps things comfortable in summer. French windows lead out to the balcony overlooking Corso Filangeri, where there is enough room for a small table and chairs – a fine spot for morning coffee or an evening aperitivo.

The bedroom is generously proportioned, with a quad-fronted wardrobe offering ample storage and an eye-catching print on the feature wall lending the room real character. An air conditioning unit here ensures comfortable sleep through the warmest months.

Off the kitchen, the bathroom has been finished to a good standard, with a box shower, the same majolica motif, a large mirror and a washing machine. A separate storeroom completes the flat.

The renovation was thorough. The apartment was stripped back to its structural walls and entirely rebuilt, with new electrical wiring and plumbing throughout. Casa Brigitte retains beautifully restored original period windows, which add character while remaining fully functional. Autonomous gas heating with radiators and a boiler for hot water provides year-round comfort, and the southern orientation fills the rooms with natural light. Traditional Sicilian floor tiles run through the apartment, complementing the warm Mediterranean feel of this holiday home in Santa Flavia’s most central location.

All of the furnishings and fittings visible in the photographs are included in the sale, from kitchen equipment and linens to the decorative touches. This continuity is a practical advantage for the rental operation: you won’t need to reshoot your listing photos, and returning guests will find everything as they remember it.

Surroundings

Casa Brigitte sits in the centre of Santa Flavia, a pleasant coastal town on the headland of Capo Zafferano on Sicily’s northern shore. It has the feel of a proper residential community rather than a seasonal resort, with year-round shops, cafés, a bakery and daily amenities all within walking distance. A greengrocer sits directly across the street. Larger supermarkets are a short drive west in Bagheria. On-street parking is no issue.

The coastline here is wonderfully varied: sandy beaches, rocky coves and clear swimming spots are scattered around the peninsula. Sant’Elia, a fishing hamlet with some of the clearest water on the coast, is only about 1.5 kilometres away. A little further and you reach Porticello, with its fish restaurants and working marina, and the ancient ruins of Solunto on the hillside above.

Santa Flavia’s train station is just five minutes on foot, with regular services into Sicily’s capital (about twenty minutes) and along the coast towards the famous beach town of Cefalù (under an hour). The road network along the northern coast is equally convenient. Palermo’s international airport is reachable in about forty minutes by car, or a little over an hour by public transport, making this a practical base for visitors arriving from abroad.

Potential

Everything is completely ready to continue being used. The renovation is complete, the furnishings are included and the rental licences are in place. As a holiday home in Santa Flavia’s growing tourist market, Casa Brigitte is already generating solid revenue, with established guest reviews and occupancy history. If you chose to keep it under the management of our sister company, Solemar Sicilia, this could be a pure investment purchase that wouldn't need any work whatsoever.

The existing compliance framework saves a considerable amount of time and bureaucracy. CIR and CIN licences, habitability certificates and all of the rental portal setup transfer with the property.

Santa Flavia draws visitors looking for authentic coastal Sicily without the crowds or prices of Cefalù and Taormina. Strong rail connections make the flat appealing to car-free travellers, and the combination of Palermo access with seaside calm keeps demand healthy year-round.

The rear facade of the building will eventually need some minor repair work, estimated at around €5,000, but there are no urgent structural issues or major expenses on the horizon.

At the time of writing, another apartment in the same building is also listed for sale by the same vendor. Casa Colibrì, on the third floor, comes with a 65m² roof terrace and offers the intriguing possibility of an expanded investment and economies of scale.

For buyers considering a move to Sicily, this could also work well as a comfortable base. The practical layout, good transport links and our “Welcome to Sicily” relocation management service can make the transition smoother than you might expect. Our team is always happy to discuss the options.
