Perched 450 metres above sea level in the verdant hills of the Nebrodi Natural Park, Villa Antonello commands a perfect Sicilian sea view across 180 degrees of coastline and valley. The air up here is noticeably cooler and fresher than on the coast, even during the hottest Sicilian summers, and the surrounding hillsides are as green as anywhere on the island.
The villa was completed in 2011 and comprises two independent apartments, each with its own separate entrance, kitchen, living space, two levels and private bathroom. The building is solidly constructed, the roof in excellent condition, and the copper guttering still pristine. Both apartments have solid wooden doors and window frames with mosquito screens and external shutters throughout.

The Property
A secure automatic gate opens onto a paved parking area, and the first thing you notice is the stone outdoor kitchen built at the edge of the hillside, with a wood-fired oven for bread and pizza, a dining table and an extraordinary view down into the valley. This is where the house really lives on warm evenings, and it sets the tone for the rest of the property.
The first apartment has been fitted with real care. The ground floor opens into a bright living room with an exposed brick fireplace complete with a thermostat-connected radiator system — it heats the whole apartment in winter and doubles as a hot-water source, backed up by a gas boiler for the shoulder seasons. Custom-built shelving and cabinetry, including a fitted unit beneath the staircase, are the work of the owner, who is a skilled craftsman. Terracotta floors and exposed beams on the ceilings give the interior a warm, traditionally Siciliancharacter. The kitchen is practically sized with a breakfast table and plenty of room to cook. There is also a ground-floor WC.
A beautiful handcrafted wooden staircase leads to the upper floor, where a landing study looks out through a large panoramic window to an inspiring view that makes it a genuinely productive place to work. The principal bedroom is particularly bright, with access to a private terrace of good size — enough for a table and chairs — with sea and valley views. A second bedroom and a fully fitted bathroom complete the upper level. Air conditioning is installed on both floors.
A hatch on the upper floor gives access to roughly 30m² of loft space; the central section is tall enough to stand up in, and serves well as storage or could, in time, become an additional sleeping area.
The second apartment follows the same configuration — kitchen, living room and WC on the ground floor, sleeping area and bathroom above — and has been built to the same structural standard. It needs its finishing touches: the radiator system, staircase cladding and kitchen unit still to be installed. All windows and internal doors are solid wood, matching the quality of the first apartment. The building visible from the bedroom windows is currently undergoing a complete renovation, which will improve the outlook further.
Outside, a 3,300m² plot surrounds the building. There are olive trees throughout, producing enough fruit for your own supply of extra-virgin oil, and there is space beneath the paved terrace that has been prepared for a vegetable garden. The property also includes a fully registered 40m² outbuilding, useful for agricultural equipment or storage. A large and characterful old tree shades part of the terrace.
Surroundings
The route from the motorway (the main coastal artery which connects Palermo in the east to Messina in the west) to the property follows a well-maintained scenic road through the hills, a pleasant drive of around fifteen minutes. The town of Sant’Agata itself, seven kilometres away, has everything you need day-to-day: sandy beaches, a marina (handy if you sail), supermarkets, medical services and a year-round commercial centre with a population of around 13,000. As noted above, the town is one of the main gateways to the Nebrodi Park, making it an excellent base for hiking, cycling and exploring the park’s ancient forests and mountain lakes.
Sant’Agata also has a train station with direct services to Palermo (around an hour and a half) and to Messina in a similar time — both cities easily reachable without a car. Cefalù, one of Sicily’s most visited and most beautiful towns, is an hour to the west along the coast. Palermo’s Falcone–Borsellino International Airport is about an hour and forty-five minutes by road — well within range for a second home. Catania airport, to the east, is about two and a quarter hours.
The Aeolian Islands are visible on the horizon on clear days and are reachable by boat from the marinas at Capo d’Orlando, just 25 kilometres to the east.
Potential
The first apartment is ready to be used right away. The second needs what amounts to a fit-out rather than a renovation: radiators, a kitchen unit and stair cladding are the main outstanding items. A competent local contractor could complete this work for somewhere in the region of €10,000–15,000, depending on finishes chosen.
