The Property

The gabled roof keeps the whitewashed wooden timbers on display, and the room, like the rest of the property, is tiled with large slabs of a durable, low-maintenance ceramic.

The master bedroom, reached down a short corridor from the kitchen, is extremely large, around 35m2, with a superb bed and two full-length wardrobes. It faces the lawn at the front of the property. Its bathroom is very nearly the same size, with a huge box shower and all the furniture to double as a dressing room. It is beautifully bright in the mornings thanks to its easterly aspect.

The guest bedrooms, one on either side of the corridor, are identical except for the fact that the one that is now used as an office has an open fireplace. Outside, the driveway gives the villa it’s name, bordered on both sides with a line of sturdy, mature palm trees. The green lawn has been carefully cultivated, planted in a hardy Mediterranean grass that can thrive even in the hot Sicilian climate. The back garden has younger ornamental plants growing in loose chippings – as they grow it will only look better and better.

There is car parking for three vehicles past the house at the end of the drive, although the driveway itself could easily accommodate as many as you needed for a dinner party or other gathering

Last, but very much not least, we come to that amazing wide pool, the 120,000 litres of turquoise water really popping against the light cream tones of the surrounding stone. Twin pergolas next to it offer shady spots to enjoy the relaxing sound of the water lapping against the edges of the pool. One has a large dining table, the other sun beds. A pool house in the far corner of the garden contains all the necessary equipment to control the water and keep things spruce.

Green energy comes from the 16kW photovoltaic system, with a 10kW storage battery that gives you power when you need it. The well feeds into a massive 100,000 litre cistern, proof against even the most intense period of drought imaginable. Waste water drains into a cesspool. The whole home is both heated and cooled by a state-of-the-art heat pump.

 

 

Surroundings

The villa is in a quiet residential area a few kilometres from Partinico. It’s a fairly quiet, typical Sicilian town, with all of the amenities you’ll need. It is, however, just 20 minutes from the stunning seafront town of Castellammare del Golfo and the sandy beaches of Balestrate. The closest beach, in fact, is just a ten minute drive away.

One of our favourite stretches of coastline in all of Sicily is just beyond Castellammare, the picturesque village of Scopello and beyond that the Riserva dello Zingaro nature reserve.

The larger town of Alcamo, built around a famous medieval castle and with a lively night life, is 15 minutes to the west.

25 minutes away is the monumental Segesta archeological park, home to a fabulously restored Doric temple and ancient hilltop amphitheatre, where in summer you can see a range of live performances in an unforgettable setting.

In under an hour you can be in three of Sicily’s great cities – Palermo to the east, with its world famous opera house and international boutiques; Trapani and Marsala to the west with their salf flats and wineries.

The airport of Palermo is just 20 minutes away, making your luxury villa with pool convienent to reach all year round. Trapani offers a great secondary option that you can reach in 45 minutes.

 

 

Potential

It’s honestly hard to imagine how you could go about improving such a lovely and complete luxury villa with pool.
