Contemporary Luxury Villa with Infinity Pool and Aeolian Island Views in Capo d'Orlando

On the steep hillside of Scafa, an exclusive neighbourhood high above the beaches and marina of Capo d'Orlando, Villa Infinito is a dazzling sea-view villa with infinity pool. With a stylish contemporary design, the wraparound terrace on the first floor and panoramic windows throughout showcase the Tyrrhenian Sea and frame the silhouettes of the Aeolian Islands on the horizon. You almost feel as though you are floating above the Mediterranean, with nothing between you and the horizon.

Inside, the villa offers around 220m2 of internal space across two floors, including four bedrooms and a beautiful open living room and kitchen. The design is fluid and light-filled, conceived to maximise the extraordinary position.

Outside, you will adore the 4,500m2 of lush gardens, which have been carefully terraced for ease of use and planted with over forty olive trees and ornamental palms. A tree-lined driveway leads you out from the villa to the public road, from which point you're less than four kilometres from the centre of Capo d'Orlando and its thriving modern marina, restaurants and nightlife. Rising up behind you is the indescribable scenic beauty of Sicily's largest natural park, the Nebrodi Mountains. With rolling hills at your back, fresh air in front of you, water 200m below you and fire on the horizon in the volcanic Aeolian archipelago, this is a home for lovers of all the elements and the great outdoors.

Here you can buy a house in Sicily that feels genuinely special. Positioned in an exclusive neighbourhood on a slope that ensures no future construction can obstruct its views, Villa Infinito belongs firmly in our luxury property at a price that showcases the tremendous of the Sicilian market.

The Property

The ground floor is dominated by a vast open-plan living space whose monumental sea-view windows are the defining feature of the home. Floor-to-ceiling glass brings the panorama inside, creating an almost nautical sensation where at times, you could believe you were standing on the bridge of a ship. This is the best of modern Sicilian architecture - unobtrusive, but noticed in service of its setting.

The living area flows right around a state-of-the-art kitchen, shining in stainless steel and sure to be an irresistible draw for any amateur chef. Fabulously, it's all included in the asking price. Opposite this the dining area looks directly out towards the sea and islands, making an unbeatable backdrop for quiet family meals or impressing visitors. A cosy longe area develops around the understated white fireplace on the fully glazed side of the room, allowing the light of a burning hearth to reflect off the windows on a wintry evening. To the rear, a more enclosed little snug offers a retreat for quieter moments or TV watching. The floor is completed by a WC and a versatile room which could serve as a study or office but is absolutely big enough to be the fourth bedroom.

The staircase is strikingly designed and open on both sides, leading upstairs, where you will find the other three bedrooms. Each of these benefits from the same enormous windows that define the ground floor, and connect to the deep terrace that wraps around the seafront sides of the home. The master has been laid out so that the bed faces a panoramic window head-on, and waking up here, with the sea filling your field of vision, will be a lasting joy and an inspiring kick-start to any morning. Even the en-suite bathroom of this master bedroom enjoys its own full sea view. Two more spacious bedrooms and a generous walk-in closet complete the floor.

While Villa Infinito is obviously beautiful, its technical specifications are no less impressive. Heating comes from radiators throughout – a rarity in Sicily. These are powered by a gas boiler which is fed by a large external LPG tank. Every room has air conditioning, primarily for cooling in the summer but also capable of delivering extra heat in short order when you feel the central heating needs a quick boost. The home is connected to the municipal water and sewage networks, with a large underground cistern providing a hefty reserve supply.

Outside, the grounds are a Mediterranean paradise. On the northwestern side of the property, a patio crazy paving and a patch of neatly manicured lawn frame the infinity pool, whose edge seems to dissolve into the sea beyond. This is a truly cinematic effect. Ample space has been left along this terrace for a barbecue area or wood-fired oven. On the other side of the villa, a covered carport and motorcycle parking sit alongside a handy toolshed. This has been legally built, with all the necessary permissions – not something to take for granted in Sicily.

The tree-lined access driveway is in excellent condition, and over forty olive trees and ornamental palms give the estate the lush, established character of a property that has been here far longer than is actually the case.

Surroundings

The Scafa district is a hillside neighbourhood overlooking the coast, a quiet residential area popular with both Sicilians and international buyers. The immediate surroundings are green and peaceful, but the centre of Capo d'Orlando is only four kilometres away, with supermarkets, pharmacies, restaurants and a vibrant seafront promenade lined with palm trees. The modern tourist marina, inaugurated in 2017 and home to over 550 berths, is even closer, only about 1.5 kilometres away. As well as being a dream for lovers of boating, it's also a convenient place to find good restaurants and some small shops. In the summer months, regular departures ferry locals and tourists alike out to the Aeolian Islands.

Capo d'Orlando is one of the principal towns on the Nebrodi coast, with around 14 kilometres of beaches ranging from wide sandy stretches to dramatic rocky coves. The literary heritage of the area is notable: it was here that Giuseppe Tomasi di Lampedusa wrote much of his masterpiece Il Gattopardo, staying at the Villa Piccolo museum which remains open to visitors. The archaeological site at Tindari, with its Greek theatre and famous sanctuary, is about 40 minutes to the east, while the atmospheric hilltop village of San Marco d'Alunzio is a short drive into the foothills.

Capo d'Orlando-Naso station is about six kilometres from the property and offers direct trains to Palermo in under two hours and to Messina in around 90 minutes. For international connections, the airports at Palermo and Catania are each approximately two hours away by car, putting Villa Infinito within comfortable reach of dozens of direct flights to all European destinations as well as the eastern seaboard of the USA.

Potential

Villa Infinito is presented in excellent condition, with no structural or cosmetic work required. Importantly, it is fully compliant with all planning regulations, which is a significant advantage in this market. It has also been able to operate in the past as a short-term tourist rental with strong returns, meaning that if you're not planning a permanent move here you can cover the costs of your investment in the periods when you aren't using the property in person. The luxury of a villa with infinity pool and Aeolian views is obviously a strong sell.

Equally, this is a home that works beautifully for year-round living. The climate is mild, the infrastructure is sound and the region is authentically Sicilian in character without being remote or inconvenient. Buyers who establish their tax residence here may benefit from significant fiscal incentives that make an already competitive asking price even more attractive by European standards.
